Property Preservations Processor

Summary of Position

The Property Preservation Specialist will act as an asset manager to the a portfolio of pre and post-sale assets assigned to them.

The Specialist will work closely with the Supervisor and Manager to ensure strong performance of the portfolio assigned to them, with strict adherence to timelines and property condition.

This position will be responsible for the overall performance in both pre and post-sale assets from first time vacancy through disposition assets in the Specialist's assigned portfolio.

Portfolio accountability includes making sure all first time vacancies (FTV), pre and post-sale, have high attention to detail, leveraging allowables and / or client and investor over allowable approvals, to make sure that the property condition doesn't deteriorate from FTV on, and that the properties under MSI care are maintained in a safe, sound, and secure manner.

The Specialist must ensure disposition work is started upon initial secure , excluding removal of non-hazards and personal property , in pre-sale.

This position is accountable for performance to investor guidelines and client Master Service Level Agreement and Statement of Work;

municipality requirements, and MSI's minimum property standards. Oversight of work should include insuring work has been done in a workmanship like manner, at or above industry standards, and within acceptable pricing for the area.

The Specialist is also responsible for extensions of time to convey, over-allowable requests and approval management, denial management and re-submissions;

helping to prepare for investor appeals and timeline management. The primary focus should be on preparing properties for dispostion and mitigating risk of further condition decline while under the care and custody of MSI during the entire lifecycle the property is in MSI's portfolio.

Principal Duties and Responsibilities (Essential Functions)

• Maintain vacant assets in a safe, sound, and secure manner, free of exposure to elements and water infiltration
• Accountability for Timely Dispositions
• Timely, responsive and comprehensive client communications
• Staying up-to-date on all client's MSP tasks on a daily, weekly and monthly basis
• Evaluate properties for repairs to HUD guidelines for conveyance condition
• Provide accountability for the progress of all assets in the FHA conveyance pipeline assigned

Qualifications and Requirements

• Strong knowledge and understanding of FHA conveyances within residential property preservation
• Experience with PPW a plus
• 1+ years of FHA preservation experience
• 1+ years default servicing experience
• Excellent communication and interpersonal skills, both verbal and written; ability to successfully interact with a wide range of people
• Excellent organization skills
• Ability to recognize issues and resolve them in a timely and effective manner
• MS Office : Word and Excel
• Strong attention to detail
• Ability to read reports and analyze data
• Ability to interpret and execute policies and procedures
• Ability to adapt to different working environments and situations quickly
• Understanding of local, state and federal regulations, statutes and compliance requirements for preservation
• Understanding of Investor Guidelines, including FHA / HUD
• Multi-tasker - able to prioritize and multi-task
