We are seeking applicants for the On-Site Maintenance Supervisor / Skilled Technician position for a 1 34 -unit condominium complex in Fairfield. The community is a mix of townhouses and garden style units. This position plays a crucial role in supporting the Board and Community Association Manager (CAM) in ensuring the smooth operation and upkeep of the entire property, including; operations and project management; financial management; communications and resident relation; and compliance and safety. The Maintenance Supervisor has a wide scope of tasks related to maintenance, repairs, landscaping, and the overall physical condition of the property and its common areas including : planning, offering budget needs for maintenance, execution, maintenance record keeping, quality control of services received, assisting in code and safety compliance. Pool certification is required and may be obtained after hire
Experience
- Strong organizational and time management skills and the ability t o manage multiple tasks and projects effectively;
- Strong communication and interpersonal skills in order to effectively interact with residents, the board, staff, contractors and vendors;
- Experience in budgeting, reviewing financial reports, and managing expenses;
- Problem-solving abilities including capacity to troubleshoot a variety of maintenance issues and make sound decisions;
- Ability to prioritize competing assignments based on sound decision making experience;
- Attention to detail t o ensure quality, thoroughness and detailed record keeping;
- Knowledge of building and grounds systems and maintenance techniques including the ability to personally execute a variety of repair tasks as may from time to time become necessary;
- Demonstrated knowledge and experience in operation of swimming pools and related equipment and plumbing including the ability to test, clean and otherwise maintain and service a pool and the pool mechanical equipment. The willingness to become certified in performing such activities if necessary.
Qualifications :
Associates degree or equivalent schooling in construction management, construction technology or a related field;Ten years of experience in the construction and repair of buildings and grounds facilities including work in the primary trades - carpentry, plumbing, electrical, roofing and siding;Ability to trouble-shoot problems in these primary areas and render them safe and operable while determining long-term repair methods;Willingness to respond to emergency situations during off hours, if called for;Knowledge of computer applications sufficient to prepare reports, correspondence, spread sheets, and other documents pertinent to the position;Demonstrated physical ability to climb ladders, crawl beneath low structures, carry construction materials and tools, read and interpret reports, plans, specifications and other construction related documents.Provide their own basic hand tools and power tools typically used by a skilled carpenter.The Maintenance Manager reports directly to the Community Manager and is often named as "designated supervisor" in service contracts and maintenance projects using outside contractors. The Maintenance Manager has significant authority in the supervision and direction of work performed by others and assisting in soliciting proposals for outside contracts . Site Superintendent will attend monthly in person onsite committee meetings.
