Commercial Maintenance Technician

Summary

This position is responsible for completing, performing, and managing all building and property maintenance needs. This position will complete work orders and tasks as assigned in such areas as HVAC, electrical, plumbing, mechanical, structural systems, tenant requests, and preventative maintenance.

• Schedule and perform preventive maintenance programs as assigned by management.
• Routinely inspect facility and troubleshoot and make repairs to the mechanical, electrical, and plumbing systems, as well as any structural elements on the property.
• Collaborate with tenants, contractors, and proper managers to ensure reliable building operations and resolve tenant issues.
• Perform a variety of maintenance / minor repair activities on the interior / exterior areas of the property including, but not limited to, painting, drywall, parking lot and sidewalks, shovel and plow snow / ice and apply deicer, drains, restrooms, interior and exterior lighting including lamp, fuse and ballast replacements.
• Operate a variety of equipment to perform preventive maintenance, minor repairs and maintain cleanliness of property
• Ensure the appropriate inventory systems, records, files, supplies, equipment and tools are maintained
• Complete preventative and corrective maintenance on HVAC equipment. Troubleshoot heat pumps, filters, thermostats and controls, and other components associated with building HVAC systems.
• Performs interior & exterior custodial duties as needed. May include cleaning vacant spaces, gathering and clearing trash and debris from sidewalks and other exterior common areas; empty trash receptacles; operate compactor.
• Coordinate and monitor performance of outside contractors who perform reoccurring service and / or as needed relating to repair and maintenance activities or projects at the property.
• Maintain fire safety equipment and records of inspection results. Follow up on deficiencies to ensure resolution and compliance with code.
• Maintaining security systems, doors, locks, access control devices, and cameras.
• May perform additional maintenance duties as needed. Assist other departments, including but not limited to, Leasing, Construction, and Marketing.
• Perform the job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environment.
• Other duties as assigned.

Position Requirements

This position requires a high school diploma or equivalent qualification, coupled with a minimum 2 years’ experience in building science, civil engineering, or construction management.

Having an associate degree or equivalent qualification as well as trade school and / or related technical training and continued education.

Work Environment

This is a full-time position that operates within a commercial property, including office space, common areas, resident apartment units, and a maintenance room. Normal days of work are Monday through Friday, however, working outside of normal days and hours are required, depending on workload, on-call status, and project needs. While performing maintenance duties, the employee is exposed to moving mechanical parts; tight spaces; fumes or airborne particles; outside weather conditions; risk of electrical shock; plumbing debris; and common household hazards. While in the office, this position routinely uses standard office equipment, such as computers, phones, and photocopiers. The noise in these work environments can range from quiet to loud.

Performing this job requires use of hands and fingers to handle or feel objects, tools, and / or controls, coupled with the ability to sit, talk, hear, stand, climb, balance, stoop, kneel, crouch, or crawl. Employee must frequently lift and / or move heavy weight up to 75 pounds and occasionally lift and / or move up to 100 pounds.

Minimal local travel is expected for this position.

Supervisory Responsibility
