Position : Preconstruction Manager
Location : Houston, TX (hybrid)
Compensation : $110-130k base + 15% annual bonus, 100% paid employee benefits, and profit sharing program
Responsibilities
- Coordinate with Engineers and Construction Managers to develop project specific scope sheets.
- Conduct and manage recurring preconstruction meetings to ensure that project deadlines are met.
- Host constructability review meetings with internal and external team members throughout the design process.
- Manage, track, and resolve all constructability issues throughout the preconstruction phase.
- Manage the creation of detailed MEP focused tender packages to prospective bidders.
- Investigate and research market areas to identify qualified subcontractor partners.
- Collaborate with internal team members to successfully onboard new subcontractors.
- Oversee the project RFI process during the preconstruction phase.
- Manage the submittal process with internal and external team members during the preconstruction phase.
- Oversee the value engineering and cost-saving initiatives without compromising project quality.
- Evaluate and analyze subcontractor / vendor proposals for "best value" recommendations to the project team.
- Build relationships with subcontractors and design consultants.
- Oversee subcontractor scope review meetings with the project team.
- Manage the development of project schedules with the project scheduler and construction team.
- Create project budgets / estimates at key design milestones (30%, 60%, 90%, & 100% construction documents)
- Lead the project transition from the preconstruction to construction phase with the project team.
- Support the Construction Managers in coordination of the subcontractor award process.
- Training and mentoring of Procurement Managers
Preconstruction Manager Requirements and Qualifications
Bachelor's degree in Construction Management, Architecture, or Engineering5-10+ years of relevant experience within MEP or General Construction.Strong critical thinking skills to identify issues, propose solutions, and resolve document-related challenges promptly.Solid understanding of construction materials, methods, and processes, with the ability to interpret project plans and specifications accurately.Strong verbal and written communication skills to effectively collaborate with project teams, contractors, suppliers, and clients.Proficient with Microsoft OfficeExcellent analytical and organizational skillsSeniority level
