How You Will Contribute
The Community Manager is the powerhouse that drives the community. They manage and coordinate people, activities, and available resources to provide a seamless community to residents, future residents, visitors, and team members. The Community Manager is responsible for all aspects of the community’s operation and performance.
Responsibilities
- Hire, train, and supervise all team members through a positive mentoring approach
- Empower team members by setting high goals to challenge your team, while also holding yourself accountable for their success
- Assist in the hiring process by vetting candidates to select viable candidates
- Provide comprehensive feedback to all team members, document and facilitate disciplinary procedures as necessary
- Work closely with Maintenance Supervisor to monitor and schedule make-readies and other maintenance activities like capital projects progress, and preventive maintenance programs
- Oversee day-to-day business operations of the community
- Drive occupancy and NOI through strategic marketing and leasing
- Manage resident relations, conflict resolution, and retention efforts
- Lead a high-performing team to achieve occupancy, rent growth, and customer service goals
- Interface with leadership on occupancy data and service KPIs
- Prepare operating budgets and maintain vendor relationships
Financials
Prepare and execute community budgetPrepare weekly and monthly reportsEnsure that rent is collected and posted in a timely manner and bank deposits are made immediatelyMaintain open communication with vendors and contractors concerning work scheduling, billing, vendor relations and certificates of insuranceSubmit invoices for payment promptlySuggest rental rate recommendations to Regional ManagerHave a strong working knowledge of the market and compsReport liability and community incidents to the required distribution groupMeet financial targets by setting rents, collecting revenue, and controlling expensesEnsure compliance with Fair Housing, OSHA, and company policies.Leasing
Oversee the screening process and vetting of applicants for credit worthinessAssume responsibility for office and model apartments opening on schedule and in excellent conditionProvide outstanding customer service to residents and future residentsTake pride in the apartment community; visually inspect and address areas of concern, keep community clean and report service needs to maintenance team membersMaintain an organized environment even during busy timesCustomer Service
Build relationships with residents through courteous and timely response to needs and concernsThink safety first and ensure that unsafe conditions are corrected promptlyVisually inspect / prepare entire property (office, models, compactor, vacant, curb appeal and amenity areas) daily for cleanlinessInspect and touch up model and vacant units. Responsible for maintaining work area and office cleanlinessPerform additional duties as assigned by district or regional managerQualifications
High School diploma or equivalent; bachelor’s degree preferredThree or more years of experience in property management with at least one year as a Community ManagerWilling to work flexible schedule including weekends and holidaysA sharp, professional appearanceMust be able to walk the property which includes climbing stairsMust be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry suppliesStand for extended periods of timeMay be required to lift to 25 pounds without assistanceDynamic team leadership and communication abilitiesWorking Knowledge of Fair Housing LawsWorking knowledge of Affordable Housing programsProficiency in Microsoft Office (Word, Excel, and Outlook)Able to multitask and meet deadlines in a timely mannerKnowledge of Yardi or other industry software preferredBenefits
