Property Manager Opportunity

A leading consulting firm specializing in property income enhancement for multi-residential and commercial property owners. The company works with telecom providers, utilities, and financial institutions to maximize revenue streams without adding overhead costs. Their approach includes reviewing property agreements, developing strategic plans, negotiating contracts, and implementing innovative revenue solutions. With an incentive-based compensation model, success is aligned with the financial growth of clients. In addition to consulting services, the company is expanding its real estate management division, helping property owners optimize operations while unlocking additional revenue potential.

We are seeking an experienced and highly organized Property Manager to oversee the daily operations of a 120-unit, 14-building residential portfolio in Long Beach, CA. These properties are in close proximity, requiring an individual who can efficiently coordinate maintenance, tenant relations, leasing, and financial performance while ensuring seamless property operations.

Beyond traditional property management responsibilities, this role offers a unique opportunity to contribute to growing consulting initiatives. The Property Manager will be instrumental in expanding revenue-generating opportunities through strategic partnerships with cable, telephone, and high-speed internet providers. The ideal candidate is not only a strong administrator but also a forward-thinking strategist who can help grow real estate consulting services. This is a dynamic position that requires leadership, exceptional organizational abilities, and a results-driven mindset.

Responsibilities

  • Oversee all aspects of property management, including leasing, maintenance, tenant relations, budgeting, and overall financial operations.
  • Develop and implement strategies to improve tenant satisfaction, retention, and community engagement.
  • Supervise and coordinate all property maintenance and repair activities, ensuring timely, high-quality, and cost-effective work.
  • Manage rental collections, enforce lease agreements, and oversee financial reporting to optimize property performance.
  • Negotiate, secure, and oversee vendor contracts for services such as landscaping, security, and facility management.
  • Partner with internal teams to develop and implement revenue-enhancing strategies through infrastructure agreements with telecom and utility providers.
  • Ensure compliance with all local, state, and federal housing laws and regulations, maintaining proper documentation and reporting procedures.
  • Lead tenant communications, resolving disputes, addressing concerns, and ensuring a positive residential experience.
  • Conduct regular property inspections to identify maintenance needs and recommend proactive improvements.
  • Collaborate with leadership to expand consulting services in the property management sector.

Qualifications

  • Minimum of 5 years of property management experience, preferably overseeing multi-building, multi-unit residential properties.
  • Strong administrative and organizational skills, with the ability to manage multiple properties and responsibilities effectively.
  • Experience in negotiating and managing service provider and vendor contracts.
  • Knowledge of California property laws, tenant rights, and best practices in property management.
  • Familiarity with infrastructure agreements with telecom and utility companies is highly desirable.
  • Excellent communication and interpersonal skills, capable of building strong relationships with tenants, vendors, and stakeholders.
  • Proficiency in property management software, budgeting tools, and financial reporting systems.
  • Ability to think strategically and identify revenue-enhancing opportunities beyond traditional property management.
  • Self-motivated, proactive, and able to work both independently and collaboratively in a fast-paced environment.
  • Compensation

  • Base salary of $80,000 per year.
