Overview
A structural steel fabricator company located in Clifton, NJ focused on medium to large public / governmental jobs is looking for an assistant commercial construction project manager to provide project management over the purchasing, delivery, deployment, erection, review quotes, scope of work for contractors and completion of public structural steel projects primarily in NJ. The position will include on-site visits as well as field measuring. In addition, this position involves estimating and assisting with the bidding process.
Responsibilities
- Assist management with preparing and obtaining cost estimates for projects awarded
- Secure and evaluate quotes and convert to Purchase Orders for project bids awarded
- Provide approved purchase orders to Manager of Administration and Accounting Manager
- Schedule kickoff with project superintendent
- Provide job site support, supervision and issue resolution for ongoing projects
- Track project progress and report all time and budget variances to management and escalate as required
- Provide regular project status reports to management with list of issues and recommended resolutions
- Maintain key contractor relationships for all structural steel trades per company policy.
- Monitor job for potential change orders and scope variances and escalate to management for action on real time basis
- Draft AIA monthly completed percentage billing "pencil copies" for approval by the Director of Operations and Manager of Administration
- Prepare and manage procurement and deliveries of steel products to the job site in accordance with approved purchase orders and the successful job bid. Report any price and / or quantity variances to management.
- Coordinate structural steel project tasks with other trades delivery of services to the job site with delivery and availability of materials as well as the overall construction project plan
- Seek Request for Information (RFI's) and create and RFI's logs
- Create submittal logs
Job Requirements
Comprehensive experience with project management for at least 5 years.Experience in the construction industry for medium to large public / government jobs. Experience with the structural steel projects.Experience in material take off during estimating process.Desirable Experience and Skills
