Job description

Tract is a team of digital infrastructure experts dedicated to accelerating responsible data center growth by developing master-planned data center parks with access to pre-positioned power and fiber in key markets where hyperscale and wholesale demand is going. Our approach is collaborative with cities and counties to ensure development is targeted for the optimal locations to maximize the revenue and economic development benefits for the community while being good stewards of the land and minimizing the impact on neighbors. Tract is headquartered in Denver, Colorado, with real estate holdings throughout the United States.

We are looking for an experienced, organized, and outgoing Property Manager to join our growing team to manage owned land holdings throughout the United State to ensure the property remains a strategic asset.

Position Overview :

As Property Manager, you will be responsible for implementing and overseeing a comprehensive land management strategy that ensures each property in the portfolio remains a secure, compliant, and financially efficient asset throughout the pre-development phase. This includes managing legal and administrative processes such as ownership verification, subdivision coordination, and REIT compliance; developing and executing tax strategies to reduce holding costs; and ensuring all insurance requirements are met. You will lead efforts to secure and maintain each siteoverseeing access controls, security patrols, and environmental stewardship practices like vegetation management, erosion control, and structure inspections. Additional responsibilities include early-stage infrastructure preparation, such as utility mapping and access road installation where necessary, and the development of centralized systems for tracking schedules, budgets, and project milestones. This role requires a strategic mindset, operational discipline, and cross-functional coordination to keep properties positioned for successful future development.

Responsibilities :

In addition to other duties assigned by supervisors, the Property Manager will be responsible for overseeing all aspects of pre-development land stewardship across a growing portfolio of assets. This role requires a hands-on approach to ensure each property remains secure, compliant, financially optimized, and strategically positioned for future development. Key responsibilities include :

Legal & Administrative Oversight : Oversee title review, easement resolution, and land subdivision in coordination with entitlement, legal, and construction teams Ensure land is held in REIT-compliant structures and that appropriate insurance coverage is maintained Tax Strategy & Burden Reduction : Develop and implement tax strategies to reduce holding costs Review property tax assessments, file appeals when appropriate, and pursue agricultural exemptions to optimize tax outcomes Site Security & Access Control : Secure sites with fencing, signage, access gates, and surveillance Manage security patrol contracts and adjust protocols in response to seasonal or regional trends Environmental & Physical Site Management : Maintain property integrity through vegetation management, erosion control, and environmental compliance Oversee trash and debris removal, invasive species mitigation, and the inspection and closure of existing on-site obstructions such as wells or septic systems Infrastructure Preparation : Lead utility mapping efforts to identify site constraints Plan and manage temporary access improvements in alignment with future development needs Budgeting, Forecasting & Reporting : Maintain accurate tracking of all land management activities and associated costs Build and update 6–12 month holding cost forecasts Prepare recurring reports that summarize site activity, stakeholder engagement, budget status, and project health

Q ualifications :

Education : Bachelor's Degree in one of the following : Real Estate, Land Use Planning, Business Administration, Finance, Environmental Science, Civil Engineering or related discipline. Experience : 7+ years of experience in land development, real estate portfolio management, or a related field, preferably with a focus on pre-development or land acquisition strategy Proven track record managing multiple large-scale raw land holdings through pre-development, including : Title and legal coordination Subdivision and entitlement planning Environmental review and site maintenance Tax strategy and holding cost management Experience working within or alongside REITs or institutional investors is highly desirable Strong understanding of local land use regulations, permitting pathways, and jurisdictional coordination Demonstrated experience in community and stakeholder engagement, including public meetings, outreach campaigns, and branding / marketing efforts Familiarity with infrastructure planning and utility coordination at the early development stage Proficiency in project management tools, budgeting, and reporting systems GIS and land tracking software experience is a plus

The ideal candidate will bring a combination of strategic foresight, technical knowledge, and operational excellence. Key qualifications include :

Strategic and Proactive Mindset : Ability to anticipate future development needs and manage land assets to preserve optionality and long-term value. Cross-Functional Coordination : Proven success collaborating across legal, entitlement, construction, tax, and consultant teams to align on priorities and deliverables. Regulatory and Legal Acumen : Working knowledge of land use regulations, subdivision and platting processes, title review, easements, and REIT compliance requirements. Financial and Budget Management : Demonstrated ability to forecast holding costs, identify tax mitigation strategies, and manage budgets aligned with financial objectives. Operational Discipline : Strong project management skills, including the ability to track milestones, maintain documentation, and manage multiple assets simultaneously. Environmental Compliance Awareness : Familiarity with environmental permitting, erosion and stormwater control, hazardous material assessment, and habitat preservation. Site Security and Maintenance Oversight : Experience overseeing site access, fencing, vegetation control, structure inspections, and illegal dumping prevention. Stakeholder and Community Engagement : Confident communicator who can represent the project with neighbors, local officials, and community groups to build trust and reduce friction. Marketing and Branding Support : Awareness of early-phase project branding, collateral development, and outreach strategies to build visibility and project positioning. Clear and Professional Communication : Excellent verbal and written communication skills, with the ability to produce executive-level summaries, community messaging, and internal updates.

Travel :

Travel may be 20% of the time to support projects in various markets.

Expected Salary Range : $130,000 - $145,000 plus Bonus
