- Must have at least 10 years of Real Estate Property Management Experience w / 3-5 years of direct Retail Property Management Experience to be considered
Position Overview :
The Vice President of Property Management will support the Executive Vice President of Property Management in advancing the companys development and growth initiatives in alignment with its strategic plan. This leader will be responsible for three key areas : developing high-performing teams, optimizing asset performance, and executing efficient processes and organizational infrastructure.
Job Duties :
Oversee and lead all property management associates.Conduct performance evaluations and make recommendations for compensation adjustments.Review property insurance requirements to ensure adequate coverage for building and liability policies.Manage contract administration functions for the property management division.Draft and maintain property management service agreements across the portfolio.Ensure timely submittal of invoices and coordination with accounting and finance departments.Prepare annual operating budgets, including staffing projections for an expanding portfolio.Oversee both the current structure and long-term strategic direction of the property management department.Maintain and strengthen relationships with property ownership groups and external partners.Lead budgeting processes for operating expenses, revenue forecasting, and financial reporting.Oversee equity distributions, cash management, and overall market positioning of assets.Drive innovation and growth through new business development and operational efficiencies.Maximize net operating income while maintaining strong occupancy levels.Provide visionary leadership and mentorship across the organization.Partner with cross-functional teams on special projects as assigned.Establish departmental goals, objectives, and performance metrics.Adapt strategies and processes to address evolving market and organizational needs.Resolve complex challenges requiring strategic analysis and long-term solutions.Note : This job description is not intended to be all-inclusive. Requirements :
Minimum of 10 years of proven experience in real estate property management.35 years of direct experience managing retail properties.Bachelors degree in Business or a related field ( MBA preferred ).Certified Shopping Center Manager (CSM) designation preferred.Demonstrated success in building and managing teams.Strong analytical, leadership, and communication skills.Proficiency in Microsoft Office and related property management systems.High level of professionalism, discipline, and initiative.Strong organizational and project management skills.Proven track record with complex, mixed-use or multi-property portfolios.Knowledge of general land development processes and regulations.Ability and willingness to travel up to 50%.Exposure to a range of asset types including office, retail, and residential.Demonstrated success in community relations and engagement with local officials.High degree of motivation, professionalism, and interpersonal effectiveness.Physical Demands :
