The Real Estate Officer plays a pivotal role in advancing UCSF's mission by shaping and managing a dynamic real estate portfolio. This is a high-impact position for a seasoned professional who thrives on leading complex transactions and building partnerships that create long-term value for the university and the community.

About the Role

The Real Estate Officer is responsible for negotiating, structuring, and managing a wide range of real estate transactions, including licensing, leasing, and the acquisition or disposition of property. This role requires an independent, strategic thinker with strong financial acumen and the ability to collaborate across diverse stakeholders-from internal leaders to government representatives, business owners, developers, brokers, and attorneys. This role requires being onsite at UCSF a minimum of four days per week.

What You'll Do

  • Lead negotiations and manage commercial leases, property licenses, and telecommunications agreements.
  • Oversee the evaluation, acquisition, management, and disposition of real property in alignment with university policies and goals.
  • Provide expertise in structuring proposals for complex transactions, including public / private partnerships.
  • Deliver advanced financial and market analyses, including asset valuation, discounted cash flow, cap rate studies, and scenario modeling.
  • Prepare and review forecasts, budgets, and performance reports to inform decision-making.

    The approved salary range for this position is $145,000 to $165,000 annually.

    The final salary and offer components are subject to additional approvals based on UC policy.

    Your placement within the salary range is dependent on a number of factors including your work experience and internal equity within this position classification at UCSF. For positions that are represented by a labor union, placement within the salary range will be guided by the rules in the collective bargaining agreement.

    Department Description

    UCSF Real Estate is responsible for the planning, development, delivery, and management of UCSF's physical space, ensuring that facilities and campuses effectively support the university's mission of advancing health worldwide. The organization takes a unified, strategic approach to managing UCSF's multi-site growth and navigating the challenges of operating within a complex metropolitan environment.

    As an integrated unit, UCSF Real Estate aligns development, planning, design, construction, and lease portfolio management under one organization. Core services are provided through specialized departments, including Building Permit Services, Campus Design and Construction, Campus Planning, Construction Contract Administration, Health Design and Construction, Health Major Capital Projects, Real Estate Services, and support functions such as Business Intelligence, Finance, Administration, and Operations.

    The Real Estate Services department manages approximately 3 million rentable square feet across UCSF campuses and off-site locations. The team oversees real estate strategy, transactions, property operations, and lease administration to ensure space is effectively planned, managed, and aligned with the university's mission. By optimizing resources and supporting future growth, Real Estate Services provides the environments that enable UCSF's excellence in patient care, research, education, and community service.

    The combined Campus and Health teams consist of approximately 198 UCSF employees and 38 contract staff. Together, they manage annual operating and recharge budgets exceeding $62.2 million, oversee $900 million in annual capital project expenditures, and provide stewardship for a long-range capital development program valued at more than $13.3 billion.

    Required Qualifications

  • Bachelor's degree in related areas and / or equivalent experience / training
  • 5-10 years progressive experience in commercial real estate
  • Advanced knowledge of real estate principles and practices, methods and procedures used in competitive real estate transactions, including value analysis, and source selection techniques. Professional experience in commercial real estate practices and lease contract development
  • Advanced knowledge and understanding of specific real estate assignments, such as proven ability and experience in conducting lease negotiations relating to financial and legal contractual terms, contract development, space planning, coordinating tenant improvement projects, finance and property management, and superior skills in lease negotiation and drafting of leases and legal documents
  • Advanced organizational and negotiation skills. Ability to effectively resolve financial and contractual issues and disputes
  • Advanced listening, political acumen skills and problem recognition, avoidance and resolution skills. Advanced interpersonal skills, including tact, diplomacy and flexibility to establish, interact and maintain working relationships with University departments, University administration, private industry representatives, charitable organizations and governmental agencies, including advanced written and verbal communications skills to clearly communicate information to broad and diverse constituencies with advanced customer service orientation and skills, in written form, in person and on the telephone
  • Advanced computer skills, including production of complex legal contracts, as well as analyses including spreadsheets, databases and modeling applications, specifically for complex financial feasibility analysis, operating budget performance analysis and database development
  • Excellent written and oral communication skills, including the ability to compile complex data and information, and draft formal documents and produce comprehensive reports. Ability to draft accurate and complex correspondence based upon negotiations and / or conversations, and the ability to keep accurate notes regarding transactions
  • Ability to deal with a multiplicity of demands and projects on an ongoing basis. Ability to work in a fast-paced environment of changing priorities and to maintain accuracy and attention to detail
  • Demonstrated ability to prioritize assignments, work independently or as a member of a team, as well as be responsive to supervision, exercise excellent business judgment and find creative solutions to problems
  • Preferred Qualifications

  • Advanced degree in related areas and / or equivalent experience / training
  • California Real Estate Salesperson's or Broker's license
  • License from California Bureau of Real Estate Appraisers
  • Working knowledge of technical and engineering aspects of construction as used in tenant improvement projects and asset management
  • Demonstrated knowledge and understanding of real property licensing. Knowledge of telecommunications and alternative energy licensing. Demonstrated experience in real property related litigation and legal issues, including evictions, space improvements, land ownership disputes, tenant / landlord disputes, and contract interpretation
  • Advanced knowledge of economic and general accounting principles and practices
  • Understanding of risk management, seismic, fire and other life safety and ADA compliance issues
  • High level of analytical, mathematical and decision-making skills in order to analyze and interpret financial and legal contractual terms and draft formal contracts
  • Advanced knowledge of real estate law and contract interpretation, the California Public Contract Code and an advanced understanding of University's Business and Finance Bulletins and other relevant rules, guidelines, policies and practices
