Overall Scope and Responsibility :
Responsible for ensuring that the hotel is at its fullest capacity at the highest possible ADR taking into account all market demands and trends. Responsible for overseeing the Reservations Department in all aspects. Promote the desired work culture around the core values of Think Hotel Group.
Essential Duties :
- Maximize revenue, profit, and market share associated with rooms and function space.
- Manages the processes associated with demand, revenue, forecasting, opportunity analysis, and inventory management.
- Determines and manages hotels sales strategy and pricing for transient, group, and corporate with yield management tools available in order to maximize revenue.
- Finding new ways to effectively generate revenues. Consistently taking a strategic and competitive approach.
- Identifying revenue problems and opportunities with sufficient lead time to positively impact revenues.
- Ensure a strategic mix of business and pricing strategies are set based on market conditions to maximize revenue and profitability.
- Continuous analysis of competitive sets, price positioning, seasonality and mix.
- Dealing effectively with people, creating teamwork, taking charge, generating enthusiasm, motivating and using an uplifting and lead-by-example leadership approach.
- Analyze all group bookings and assess the impact to occupancy, average rate, and revenue.
- Manage group block activity including cut-off dates securing and reviewing all rooming lists, monitoring group block activity (e.g. pick-up, wash, etc.). Process reservations for DOS / GM / VIP guests and employee reservations.
- Ensure all no-shows and late cancellations are billed accordingly, insuring collection of revenue and room occupancy.
- Responsible for the daily room inventory management process.
- Work with hotel sales and hotel management to establish and implement pricing, yield, and selling strategies for the hotel, based on market factors and company guidelines.
- Monitor and communicate fluctuations in occupancy to operational departments so they can effectively manage staffing requirements and increase efficiency.
- Consult with sales managers on rate / inventory suitability of all potential group business.
- Serve as liaison with corporate accounts for allotments over high demand periods.
- Prepare weekly and monthly occupancy and revenue forecasts for hotels on a weekly basis to ensure proper staffing and distribute to operational Departments within each Property.
- Assist in preparation of annual budget and Sales Marketing Plan.
- Manage and monitor all distribution systems, including Global Distribution Systems (GDS) and Internet Distribution Systems to maintain consistency with property level inventory strategies.
- Facilitate (prepare agenda, critiques, tracking, competitive analysis, and future strategies) and lead weekly Revenue Meeting.
- Professionally represent the hotel by participating in and / or conducting customer and industry functions (pre-event meetings, guest receptions, industry events, etc.).
- Maintain technical expertise on all relative components of database and have the ability to utilize those components to increase RevPar.
- Complete annual RevPar Index goals with the DOS and GM.
- Work with the Reservations and Sales teams to formulate help special rates and promotions and come up with fresh ideas for existing promotions.
- Liaison with Marketing for the branding position and placement for promotions and packages.
- Conduct displacement analysis for groups and long term business when required.
- Optimize RevPAR by analyzing / forecasting demand and establishing effective selling strategies, oversell strategies, and optimal market mix, including group, transient, meeting space revenues etc.
- Manage / update current selling strategies and product information in all available distribution channels / reservation sources (onsite, third-party reservation providers, call centers, websites, etc.)
- Facilitate Weekly Sales and Revenue Strategy meetings. Conduct monthly department meetings. This includes the responsibility for any manipulation of the yield hurdle points and daily inventory balancing where appropriate. Where a yield management system is not installed this includes responsibility for opening or closing channels.
- Conduct ongoing competitor price / product analyses to ensure proper rate positioning / product offering relative to competition.
- Generate and distribute daily, weekly, and monthly revenue management reports and present results from all segments including internet channels.
- Maintain historical statistical data from all distribution channels, in all market segments.
- Continually monitor all pertinent travel related websites to ensure competitiveness in both availability and price.
- Provides technical support to Reservations and Front Office on up-selling and negotiating techniques.
Required Skills / Qualifications :
Proven track record of Revenue Management and of increasing RevPar Index in the market.Must have excellent organizational skills, multitasking skills, planning, and delegating to oversee multiple properties and markets.Excellent working knowledge of all reservations processes and distribution channels.Comprehensive knowledge of management strategies and techniques.Excellent computer skills (Microsoft Word, Excel, Power Point). Knowledge of Opera PMS is preferred.Must have flexible schedule, travel as required.Must demonstrate strong forecasting skills, mathematical and analytical skills, knowledge of specific markets and trends, selling skills.Strong communications skills - both oral and written and ability to build relationships and motivate team; excellent training and development skills.Ability to work effectively under time constraints and deadlines.Physical Requirements :
