JOB DESCRIPTION
JOB TITLE : Facility Manager
FLSA : Exempt
DIVISON : Services - Facilities
REPORTS TO : Director of Facilities
LOCATION : Manhattan, NY
SALARY : $65,000.00 to $ 75,000.00
SUMMARY :
The Facility Manager is responsible for all administrative and technical, building-related operations, including the supervision of custodial and maintenance staff, ensuring that all NYC Local Law requirements are performed on time, that contractors and vendors perform scheduled maintenance as agreed by contract, and assisting with the removal of all violations against the property.
The FM will keep the property in decent, safe and sanitary condition at all times. Proof of covid vaccine required.
THE PARK SAVOY SHELTER PROPERTY : This assignment is located in a 9-story, 26,000 sf brick and limestone building with 80 SRO units located in the Midtown / Theater District of Manhattan.
The Park Savoy Shelter is operated by Westhab in providing case management and employment services as well as assistance with locating and obtaining permanent housing.
This shelter operates under contract with NYC DHS.
DUTIES & RESPONSIBILITIES :
- Train, schedule, supervise and evaluate all maintenance and custodial staff
- Obtain bids for repair and maintenance tasks, following DHS and Westhab policies.
- Monitor all vendors / contractors for work performance. Obtain bids for new contracts.
- Conduct regular building inspections, interior / exterior roof to cellar. Take corrective action as needed.
- Ordering of supplies, materials and equipment while monitoring inventory.
- Maintain all building equipment, systems and machinery with regular preventive maintenance.
- Coordinate regular room / floor inspections.
- Work closely with Program Director and others to ensure satisfactory results in RSRI and combined shelter inspections.
- Keep building free of new violations by ensuring all NYC Local Law requirements are met.
- Assist Security staff with regular Fire Drills as required.
- Perform other related duties as assigned by the Director of Facilities or their designee.
EXPERIENCE, EDUCATION AND SPECIAL REQUIREMENTS :
Bachelor or Associates degree preferred, High School Diploma required and 5-8 years of progressive experience in Facility Management and / or Building Maintenance required.
Ideal candidate will have prior experience working in or with DHS shelter properties and will have knowledge of DHS operation requirements, including RSRI, Callahan and NYC combined inspections.
Prior NYC facilities management is required due to extensive Local Law code requirements (DOB, HPD, DEP, FDNY, DOHMH etc.
Must have excellent written and verbal communication skills and the ability to handle multiple tasks with minimal supervision.
Evenings and weekends may occasionally be required. Must be computer literate as multiple platforms are used to communicate and complete work on a daily basis.
