Multi-Family Regional Director of Construction

Direct, supervise and manage construction department. Oversees production and quality related functions, such as Customer Care, OSHA, Associate Training and Land Development. This role is specifically for the multi-family home construction division within Lennar.
Your Responsibilities on the Team
Production :
- The Regional Director of Construction will manage and direct all aspects of construction and be directly responsible for managing multifamily construction projects within their geographic region. Geographic regions could consist of several adjacent states in the continental United States of America.
- Direct oversight of community teams for all aspects of construction including budget, schedule, turnover of homes and other key metrics
- Responsible for approving trade partner procurement and selection for new Lennar multifamily communities.
- Manage teams of Lennar associates to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
- Interface regularly with partners including but not limited to the Owner, Equity Partners, Debt Partners and other external community team members.
- Track and monitor construction industry trends, pricing fluctuations of goods and commodities as it relates to new and upcoming Lennar built communities
- Develop and measure key performance indicators (KPI's) for all Lennar team members under your direct supervision in the region.
- Collaborate with the Lennar National and Operations teams to develop forward looking business plans for the Lennar multifamily community's construction operation
- Responsible for approval and signature of all cost changes to the community including but not limited to change orders or budget modifications.
- Supervise the preparation of monthly construction reports that are prepared by Lennar associates for your region
- Collaborate with the Quarterra estimating and Preconstruction team to ensure local code requirements are met on new Lennar built multifamily communities
- Lead value engineering exercises if required by Owner
- Prepare and manage contract documents needed to start construction on a community. Documents may include but are not limited to guaranteed maximum price contracts, contract exhibits, supplemental loan and equity documents and other documents needed by Owner
- Collaborate with your local Area Construction Manager or Vice President of Operations to prepare and sign off on thorough scope of work documents for new Lennar built multifamily communities
- Organize and lead scope review meetings with potential trade partners for ongoing and new Lennar built multifamily communities
- Manage the overall project performance and frequently review the status of budget, schedule, and field issues
- Provide trade partner feedback to the Division President concerning the trade partner's timeliness and attention to detail.
- Coordinate municipality inspectors to ensure timely approvals of development phases.
- Provide initial and ongoing training to construction team regarding warranty issues, scheduling, trade partner supervision, quality control, price negotiations and company policies.
- Meet established Regional / Divisional goals set while demonstrating accuracy and thoroughness to ensure quality of work.
- Communicate effectively and professionally both verbally and in written correspondence.
- Work closely with the construction team to ensure open communication on all matters; develop a strong environment conducive to proactive resolution of issues and strong commitment to producing a quality result.
Management :
Manage, supervise and direct all aspects of construction for assigned community or communities.Manage departmental performance against agreed targets and budgets, and within policies and standards.Organize and prioritize work activities while utilizing efficient time management skills in meeting deadlines and staying on schedule.Interviews and recruits construction team.Enforces upper management directives and resolves miscellaneous problems.Ability to effectively manage staff through ensuring appropriate staffing, providing formal and informal evaluations / feedback, addressing associate issues when warranted and providing appropriate training and mentoring.Responsible for providing associates with ongoing, timely, candid and constructive feedback; developing associates to their full potential.Conduct monthly / quarterly and / or annual performance appraisals.Develop performance improvement plans if an associate's performance is not meetingWork closely with the construction team to ensure open communication on all matters; develop a strong environment conducive to proactive resolution of issues and strong commitment to producing a quality product.Your Toolbox
Bachelor's degree in related field preferredMinimum 15 years' experience of multifamily residential construction required.Minimum 5 years' experience in directing and supervising construction associates10+ years prior related work experience in multifamily garden, wrap, mid-rise and high-rise construction.General Contractor's Business license in your region is preferredAdvanced knowledge of construction phasing, scheduling and project cost controlExperience with managing multiple construction teams and ensuring community executionAbility to make well informed decisions efficiently and preciselyExcellent follow-up, communication (written and verbal) and time management skills.Valid Driver's License with good driving record.Valid Auto Insurance Coverage.Advanced knowledge of scheduling, budgeting and document management.Ability to read and interpret blueprints.Computer literacy and proficiency in MS Office products (Word and Excel).Excellent follow-up, communication (written and verbal) and time management skills.Some projects or locations might require specialized job knowledge or experience.Physical & Office / Site Presence Requirements :
This is a position which requires the incumbent to frequently walk, stand and climb stairs in / around apartment homes, models, and properties. Must also have the ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 25 lbs. Finger dexterity is necessary.
