Position Summary
The Property Manager is responsible for ensuring that all phases of the property operate smoothly and efficiently by planning and implementing procedures according to Company standards to meet financial objectives. This involves managing financial matters, marketing and filling vacancies, handling tenant relations, enforcing leases and overseeing maintenance.
Essential Duties and Responsibilities
The Property Manager will conduct all business in accordance with company policies and procedures, and state and federal laws (OSHA, ADA and Fair Housing). Essential functions include, but are not limited to the following :
- Manage all aspects of day to day management at assigned properties; maintain regular communication and effective relationships with tenants, vendors, city agencies and local community
- Provide leadership and assistance to property management staff to optimize marketing, leasing, occupancy, collections (rental income), maintenance, capital improvements and HUD / LIHTC compliance, as needed.
- Inspect and arrange maintenance work orders to meet standards
- Maintain a positive, productive relationship with tenants
- Oversee leasing and marketing efforts in a timely and reliable manner
- Monitor property inventory
- Implement the loss control program and emergency response planning to ensure employees are trained and needed materials are kept up to date
- Collect receivable accounts and handle operating expenses
- Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends
- Oversee properties’ staff and assess its performance; oversee work order process and take necessary actions to ensure timely completion of work; training, develop and counsel staff to achieve proper performance
- Accomplish financial goals and report periodically on financial performance
- Oversee and report on contractors who are servicing the property in accordance with lease requirements and company standards and the needs of the properties
- Assist with violation removals
- Keep up to date with job knowledge and market trends
- Assist with violation removal.
- Assist with training, developing, disciplining, and terminating staff, as needed.
- Other duties as assigned.
Minimum Qualifications
High school diploma or general education degree (GED)AA or BA degree in a related field (preferred).Four (4) years of related experience required.Excellent verbal and written communication skills.Excellent interpersonal and customer service skills.Strong supervisory and leadership skills, with ability to train others.Basic understanding of the materials, methods, and tools used to construct and repair buildings and infrastructure of properties.Understanding of laws, guidelines, and best practices of property management.Proficient with Microsoft Office Suite or related software.Physical Demands and Work Environment
Prolonged periods sitting at a desk and working on a computer.May need to stand and walk for extended or continuous periods of time.Must be able to ascend and descend staircases, ladders, and / or step stools.May be required to travel outside between buildings in varying outdoor weather conditions.
