Reports to : General Manager

Overview :

The Project Manager / Estimator’s (PME) prime duty is to wholly control or “own” projects from initial inception to project closeout. The PME will conduct takeoffs, engage vendors for material furnishing, create detailed bids, oversee start up and closeout document management, manage job costing, submit billing, update and oversee project scope schedule of project delivery, and work with owners, architects, and contractors. Professional communication between management, fellow employees, field personnel, and clients is of significant importance.

Primary Responsibilities

  • Prepare accurate and detailed estimates for construction projects.
  • Review project plans, specifications, and other documents to determine the scope of work, materials required, and general conditions.
  • Collaborate with contractors, architects, subcontractors, and suppliers to gather necessary information for estimating purposes.
  • Identify potential risks and opportunities for cost savings during the estimating process.
  • Prepare and submit bids to clients in a timely manner.
  • Review submittal drawings to ensure that all specifications and regulations are followed.
  • Understand and enforce contract and subcontract agreements, including contract negotiations and change orders.
  • Implement and manage RFI, submittal, and cost control processes.
  • Entering project information including budget into company PME software.
  • Create a schedule of values; compile and submit monthly Owner applications for payment, including review and approval of subcontractor and supplier invoices.
  • Work with the client’s scheduler for initial schedule and project updates.
  • Lead document management for project, including receiving drawings and specifications, providing proper file structure and distribution to stakeholders.
  • Lead or participate in sub and supplier scope review meetings.
  • Update drawings and specifications in Procore and shared drives.
  • Update project information and directory in Procore.
  • Collect and track closeout documents for assigned projects.
  • Assemble and prepare final closeout documents for client.

Skills

  • Excellent computer skills including Microsoft Excel, Outlook, Word, Web.
  • o Ability to understand Excel formulas and quickly and efficiently format in Word is a necessity.

  • Use of Bluebeam, Adobe (or other PDF Editors).
  • Proficient use in Procore, Autodesk, and Building Connected
  • The correct candidate will have a solid background in mathematics.
  • Strong technical understanding of construction drawings, specifications, contracts / subcontracts and design intent.
  • Solid knowledge of construction budgeting, estimating principles, and bidding practices.
  • Solid understanding of construction project management principles, scheduling, subcontractor management, and field coordination
  • QUALIFICATIONS

  • Must be creative and flexible—an excellent problem solver
  • Excellent communication skills – oral and written. Must display excellent grammar and the ability to clearly communicate with our clients through email, over the phone, and in person.
  • Superior attention to detail, multi-tasking, and follow up ability.
  • Minimum of 5 years relevant experience.
