Team / Division Overview :

The Real Estate division of DWS is a full-service Real Estate manager with approximately $60 billion AUM globally. DWS Real Estate acquires and manages investments in individual assets or Real Estate portfolios on behalf of funds and separate accounts.

The US Real Estate franchise is responsible for the origination, acquisition, financings, asset management and disposition of Real Estate assets across the US, which are to be acquired by a wide range of funds and clients of the DWS platform. The East Coast team works on diverse tasks across various Real Estate asset classes such as office, industrial, retail, and residential schemes.

The Residential Asset Management team within DWS Real Estate is responsible for managing a diverse portfolio of multifamily assets across the U.S. The team focuses on optimizing property performance, driving value creation, and ensuring alignment with investment strategies.

Role Details :

• Monitoring capital improvement / new construction programs throughout the course of the year, monitoring for adherence to approved business plan.
• Approving changes in scope of work and estimated construction contracts along with Portfolio Manager.
• Developing management, leasing, and capital investment strategies, as well as income / expense budgets for each asset. Present annual plans for these activities to Portfolio Managers as required.
• Reviewing weekly, monthly, and quarterly reports produced by the contract managers for variance from plan and opportunities to improve performance. Ensure the reports meet DWS requirements.
• Staying current on local market trends. Thoroughly understand each investment and how it is positioned in its respective market to maximize the value of the investment and identify acquisitions and dispositions opportunities.
• Gathering and analyzing data to understand each property's position in the market. Ensure properties are appropriately priced relative to their competitive set and leasing velocity.
• Overseeing and managing the quarterly and annual valuation process to ensure that proper and uniform valuation techniques are being applied. Present valuation recommendations and review values monthly based upon capital events at the property, unforeseen capital events, and changes in capital markets.
• Identifying key investment themes in the residential property sector and different geographic regions that support and expand the firm's investment strategies regarding development.
• Reviewing and approve monthly draws for each project and check for project budget compliances.
• Visiting assets on a periodic basis to meet with property managers, leasing agents, engineers, etc.
• Developing marketing and leasing guidelines and promotion programs. Review lease terms, tenant improvement plans, and budgets.
• Participating in dispositions process as needed.

The salary range for this position in Texas is $130,000 to $220,000. Actual salaries may be based on a number of factors including, but not limited to, a candidate's skill set, experience, education and other qualifications. Posted salary ranges do not include incentive compensation or any other type of remuneration.
