Senior Construction Manager - Highrise
Macdonald & Company is seeking a Senior Construction Manager to spearhead a dynamic urban development project spanning over 3.
5 million square feet in Austin, TX. Construction costs for the project are estimated at over $2 billion, this multi-phase endeavor demands a detail-oriented individual with extensive expertise in mixed-use high-rise developments, encompassing various product types and below-grade parking structures.
The Senior Construction Manager will oversee all construction aspects of the project, collaborating with third-party consultants, contractors, and personnel to ensure adherence to design specifications, timely completion, and budgetary compliance.
Pre-Construction Responsibilities :
- Craft Requests for Proposals (RFPs) and collaborate with the development team to select a general contractor, facilitating agreements for pre-construction services.
- Work closely with the development team to review construction design documents and secure building permits.
- Coordinate meetings with design consultants and the general contractor to align schedules with closing deadlines, while also engaging in value-engineering efforts to optimize project costs.
- Negotiate and manage construction contracts and third-party owner agreements, in collaboration with legal counsel.
- Thoroughly review schematic, design development, and final construction drawings.
- Manage relationships with utility providers to obtain necessary approvals and assess associated costs.
- Scrutinize, negotiate, and approve construction bids, ensuring accurate cost assessments and adherence to the project schedule.
Construction Management Responsibilities :
- Provide construction and budgetary insights throughout the project planning, design, and engineering phases.
- Supervise all construction processes and oversee the performance of General Contractors.
- Ensure quality construction and compliance with approved plans, specifications, contract documents, and codes throughout each project phase.
- Deliver regular and ad hoc reports to capital partners and internal leadership, maintaining transparent communication regarding project progress.
- Validate accuracy of General Contractor's payment submissions and collaborate with the development team to prepare Funding Requests.
- Ensure project completion according to specifications and timely submission of all closeout documentation.
- Implement a monthly construction administration process, including payment applications, schedule updates, and General Contractor reporting.
- Review and approve all change management activities and construction change directives.
- Resolve construction-related issues and conflicts promptly, addressing field conditions, drawing discrepancies, and code violations.
- Oversee punch process with General Contractor to ensure completion and submission of closeout documentation, including warranties and operation manuals.
Skills and Experience Required for Success :
- Demonstrated success in managing complex high-rise mixed-use projects, showcasing a proven track record of achievement.
- Minimum of 10 years' experience in roles such as owner representation, construction project management, or project executive positions.
- Proficient communicator adept at establishing clear lines of communication among diverse stakeholders including the development team, lenders, inspectors, architects, contractors, and other project participants.
- Exceptional project management abilities with a keen focus on attention to detail, organizational prowess, and the capacity to manage multiple tasks effectively within a fast-paced environment.
- Proficiency in budget management and a comprehensive understanding of processes spanning predevelopment through Guaranteed Maximum Price (GMP) stages.
- Strong document control and organizational skills to ensure seamless project execution.
- High integrity individual with a mindset oriented towards investors / owners, prioritizing their interests and objectives.
- Proficiency in Microsoft Office applications (Excel and Word), Bluebeam, and Procore.
- Familiarity with scheduling software, including Primavera (P6) and Microsoft Office.
- Bachelor’s degree in construction management, engineering, or related field.
