Duties / Responsibilities

Preconstruction Management

Participatewithestimatingteamondevelopingearlycostmodelsandestimatesincluding narratives that clearly articulate scope , exclusions, and assumptions.

Developearlyschematicand designdevelopmentlevel schedulesthatdemonstratethe proper sequence of events

Construction Management

Client Management and Satisfaction

Ensurehighlevelclientsatisfactionthroughouttheconstructionprocessandbyproviding premier project execution

Communicate clearexpectations andupdates withclients regarding schedule,budget, and quality.

Provideweeklycommunicationsupdatesinmeetings,emails,andcallstoensuregreat communications.

Financial and Contract Management

Createdetailedworkscopespriortobidding.WorkwithSuperintendent,SeniorProject Managers, and Estimating Manager on drafting scope of work in ensure 100% of the scope is covered.

Completeathoroughbiddingandbidanalysisoftheproject.

PreparesubcontractsforallworkscopesutilizingNor-Sonstandardworkscopes,exhibitA's, and schedules.

Ensuresubcontractsandinsurancecertificatesarereceivedandexecutedpriortoanywork beginning on site.

Solicit,reviewandapprovedallpayapplicationsandinvoices.

Proactivelymanagechangesto theprojecttoensuresubcontractcostsareidentifiedand change orders executed timely.

Createandmaintainmonthlyreportingrequirementsforeachproject.

Schedule Management

Ensureprojectsaredeliveredonthedatespromised.

Developmasterschedulesandplanningtoolstodemonstratethataclearsequenceofevents is followed.

WorkcloselywithProjectSuperintendenttoensureweeklylookaheadschedulesare maintained during construction. Maintain weekly schedule updates for Superintendent if required.

Quality Management

Ensureprojectsareconstructedinaccordancewiththeplansandspecifications.

Ensureprojectsareconsistentlydelivered100%completeandpunchlistfreeonthedate promised.

Managesubmittalprocesstoensuresubmittalsarereviewedandapprovedinatimely manner.

ManageallplanandscopequestionsbyutilizingRequestforInformation.

Safety Management

WorkcloselywithProjectSuperintendenttoensureprojects, workersandworkmethodsare OSHA compliant.

Ensurefirstday,firsthoursafetyrequirementsarereviewedwitheachworker.

Skills / Qualifications

5+ years construction management experience .

Ability to communicate effectively with owners, subcontractors, and team members.

Strongleadership,communication,problemsolving,and teamworkskillsrequired.

Strongorganizationalskillsrequired.

Construction Management degree .

Field experience .

Working Conditions / Physical Requirements

Whileperformingthedutiesofthisposition,theemployeeworksprimarilyindoorswith occasional outdoor work.

Prolongedperiodssittingatadesk.

Mustbeabletoaccessandnavigateallareasofconstructionsites.

Mustbeabletoliftupto25poundsattimes.

Travel Requirements

Travel may be required.
