Salary :
Title : Land Development Manager
Hours : Minimum of forty (40) hours per week, typically Monday Friday, 7 : 00am 4 : 00pm (Evenings and weekends as necessary to complete all tasks required)
Job Responsibilities
Development Coordination :
Concept Confirmation Reception
- Receive projects from Land Acquisition Manager after concept confirmation stage
- Establish development project baseline and parameters
- Coordinate transition planning and project setup
Land Planner Coordination
Serve as primary client contact and owner representative for Land Planning / Design EngineerDefine project scope and requirements for Land PlannerReview and approve Land Planner deliverables and performanceSecondary Consultant Management
Identify, select, and manage specialized consultants outside Land Planner scopeCoordinate consultant work with overall project objectivesManage consultant contracts and performanceDevelopment Timeline Management
Develop and maintain integrated project schedule across all disciplines, including engineering, entitlement, construction, disposition and close-outMonitor milestone achievement and resolve schedule conflictsCoordinate timing between development work and acquisition requirementsDevelopment Budget Oversight
Monitor development costs against approved budgetsReview and approve consultant invoices and change ordersTrack budget variances and implement corrective actionsInvestment Analysis
Conduct ongoing financial analysis of project viabilityPrepare Second Confirmation packages for Ownership reviewUpdate financial models based on development findingsOwner Representative Functions :
Land Planner Project Oversight
Provide overall project direction and strategic guidance to Land PlannerMake owner-level decisions on technical mattersAuthorize Land Planner scope changes and additional servicesDesign Review and Approval
Review engineering designs for compliance with project requirementsApprove design documents and technical specificationsEnsure designs meet development objectives and constraintsScope Management
Evaluate and authorize project scope changesNegotiate scope change pricing and timeline impactsDocument all scope changes and communicate to stakeholdersRequirements Definition
Translate business objectives into technical requirementsCommunicate project requirements to Engineers and other consultantsValidate that deliverables meet specified requirementsDevelopment Implementation :
Post-Entitlement Planning
Develop post-entitlement implementation strategyCoordinate transition from design to construction phasesPlan construction sequencing and phasingConstruction Preparation
Finalize construction documents and obtain construction permitsCoordinate pre-construction meetings and planningEstablish construction quality control proceduresFinancing Coordination
Coordinate with Finance team on construction financingManage construction loan draw processesEnsure compliance with lender requirementsConstruction Management
Oversee daily construction operations and progressConduct regular site inspections and quality reviewsResolve construction issues and ensure safety complianceBidding & Contractor Management
Develop bid packages and manage contractor selection processesNegotiate contractor agreements and manage performanceProcess and approve contractor change orders and invoicesFunction 06 : Regulatory Program Management
Maintain NPDES permits and SWPPP compliance during constructionCoordinate regulatory inspections and ensure ongoing complianceManage regulatory relationships during construction phaseDevelopment Closeout :
Final Coordination
Coordinate final inspections, approvals, and punch list completionManage transition to operational statusEnsure all regulatory requirements are satisfiedAsset Transition

Thorough understanding of all stages of the Land Development process, from Concept to Project Completion.Excellent communication skills, both written and verbal, as well as exceptional interpersonal skillsAbility to work independently and with a teamAbility to exercise independent judgmentHighly organized with excellent attention to detailBasic technology skills, particularly Microsoft Excel, as well as Microsoft Word, Outlook (email), and experience with a construction scheduling systemRequired Experience / Education
Construction Experience in a trade preferredPositive attitude and ability to work within a teamSuperior organizational, decision-making, and problem-solving skillsOther Requirements (e.g., Travel / Physical Demands)
