As a Residential Estimator specializing in luxury single-family homes, you will be responsible for accurately estimating the costs associated with construction projects from conception to completion.

This role requires strong analytical skills, attention to detail, and a thorough understanding of construction materials, methods, and market trends specific to luxury residential construction.

Key Responsibilities :

Cost Estimation and Budgeting :

  • Analyze architectural plans, specifications, and other project documents to determine the scope of work and materials required for construction.
  • Prepare detailed cost estimates for labor, materials, equipment, and subcontractor services based on project specifications, historical data, and market rates.
  • Develop comprehensive project budgets and cost breakdowns, ensuring accuracy and alignment with client expectations and project goals.

Value Engineering and Cost Optimization :

  • Collaborate with architects, engineers, and designers to identify cost-saving opportunities and value engineering solutions without compromising quality or design integrity.
  • Evaluate alternative construction methods, materials, and suppliers to optimize project costs and maximize value for clients.
  • Provide recommendations and cost analysis to support decision-making and budget adjustments throughout the project lifecycle.

Bid Management and Vendor Relations :

  • Solicit bids and proposals from subcontractors, suppliers, and vendors for construction materials, equipment, and services.
  • Review and analyze bids to ensure competitiveness, compliance with project requirements, and alignment with budgetary constraints.
  • Negotiate pricing, terms, and contracts with subcontractors and vendors to secure the best value for the project while maintaining quality standards.

Cost Control and Change Management :

  • Monitor project costs throughout the construction process, tracking expenses, and identifying variances against the budget.
  • Implement cost control measures and strategies to manage project costs, minimize overruns, and maximize profitability.
  • Manage change orders and modifications, assessing their impact on project costs and schedules, and communicating adjustments to stakeholders as needed.

Qualifications :

  • Bachelor's degree in Construction Management, Engineering, or a related field.
  • Proven experience (3 years) as a residential estimator, with a focus on luxury single-family homes.
  • Strong knowledge of construction materials, methods, and techniques specific to high-end residential construction.
  • Proficiency in construction estimating software and tools (e.g., RSMeans, ProEst, Sage Estimating).
  • Excellent analytical, problem-solving, and mathematical skills.
  • Effective communication and negotiation abilities, with the ability to build and maintain relationships with subcontractors, vendors, and clients.
  • Detail-oriented and organized, with the ability to manage multiple projects and deadlines simultaneously.
