Project Manager
Ocean Park Mechanical (OPM) is one of the premier design-build mechanical contractors of Western USA and Western Canada, with operations in Washington, Oregon, California, Idaho, and British Columbia. By providing the majority of mechanical requirements in-house, including engineering, 3D-design, sheet metal, HVAC, refrigeration, and controls, we are a "ONE-STOP" shop for any project.
The Project Manager is responsible for the overall management of projects under their area of responsibility. They act as the primary point of contact for all project stakeholders and provide leadership and guidance to project team members. They ensure that our clients' expectations are met and that projects are completed on-time, within budget, and in compliance with all standards and regulations.

Reporting Structure : The Project Manager reports directly to the Regional Manager
Primary Responsibilities :
Responsible for oversight of one or more projects / teams at multiple sites or large complex projectsTendering, selecting, and awarding sub-contractsParticipate in the design development process to collaborate and value-engineer construction methods to reduce time and costConduct Start-Up Meetings and Post Project Analysis to evaluate project success and areas of improvement for future projectsCreate budgets and other targets for projectsEstablish a project guideline for each approved project that defines the goals, objectives, risks, assumptions, staffing levels, roles and responsibilities, work breakdown structure, milestones and deliverablesManage all subcontractors and suppliers to ensure quality and cost controlOversee and monitor all trade contractor change orders and owner-driven changesMonitor labor hours and job progress and costOversee and distribute project documents where required (RFI's, procurement, change logs, submittal schedules, POs, etc.)Ensuring applications are submitted for required permitsFacilitate weekly meetings with Foreman and DesignersEvaluate manpower efficiency and make adjustments if requiredManage completion requests for occupancy / close out and create owner manualAct as a liaison between the general contractor(s) and the sub-tradesEnsure compliance of all health and safety regulationsResolve conflicts between OPM employees, general contractor, and sub tradesEnsure client satisfaction throughout the life cycle of the projectExperience, Education & Qualifications :
5+ years of experience in Plumbing / HVAC project managementJobsite experience would be considered an assetAbility to interpret blueprints, specifications, inspection reports, etc.Significant knowledge of construction methods as well as an understanding of municipalities and the permit processesExperience with managing subcontractors and vendorsSkilled negotiator with the ability to track change orders with both owners and subcontractorsAbility to ensure accurate completion of project scopeMeets sensitive deadlines on a consistent basisAbility to manage multiple projects and tasks at a timeSound knowledge of Building Code and Safety RegulationsStrong knowledge of MS Office suite including MS Excel, and MS ProjectKnowledge of Viewpoint Spectrum ERP an assetKnowledge of Trimble AutoBid and Bluebeam an assetSkills & Proficiencies :
