Overview
Assistant Community Manager at Asset Living. The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager, and assists with delinquency and rent collection to optimize cash flow. In the absence of the Community Manager, the role manages operations, personnel, leasing, maintenance, administration and risk management. This onsite leadership position ensures compliance with company policies, safety, and fair housing guidelines.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income from applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt; prepare late notices, contact residents and guarantors, and file evictions as needed.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill back of utilities where applicable.
- Perform end-of-month closing procedures and reporting.
- Maintain accurate records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
Regular / daily onsite attendance required.Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.Ensure staff effectiveness through ongoing training, coaching, and guidance in accordance with Asset training benchmarks.Promote harmony and quality job performance through supportive leadership.Ensure staff compliance with company policies and procedures.Strategic leasing management and ensuring effective leasing techniques to close deals, with follow-up procedures and accurate documentation.Implement marketing strategies and systems per the annual marketing plan.Address resident complaints, concerns, and requests to ensure satisfaction.Develop and implement resident retention programs (e.g., functions, promotions, newsletters).Show, lease, and move in prospective residents.Administrative Management
Manage excellent customer service and monitor service request turnaround and maintenance responsiveness.Maintain property appearance and ensure timely repairs through regular inspections.Assist with supervision of all business functions related to operations.Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, handle vendor issues).Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience; or 1-2 years related experience and / or training; or equivalent combination.Ability to understand and perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly stationary; may require standing or sitting for prolonged periods and interaction with others; repetitive motions of hands and wrists.Frequent movement around the property; able to ascend / descend ladders, stairs, and ramps; able to work in various environments including outdoors and extreme conditions.Ability to lift and move objects up to 25 lbs; may involve overtime, weekends, and night hours for emergencies.Compensation and benefits : Asset Living offers a comprehensive total rewards package including medical, dental, vision, life, disability insurance; 401(k) with employer match; commissions and performance bonuses where applicable; paid sick days and company holidays for full-time employees.
Salary Range
$25 per hour to $27 per hour
