Position Summary
The Maintenance Technician will be responsible, under the direction of the Maintenance Supervisor, for the overall day-to-day maintenance of the interior and exterior of their Ashford Community. The incumbent is responsible for the maintenance, repair, and rehabilitation of the community in all areas related to the maintenance operations. Additionally, they must ensure the proper operation of all appliances, heating and cooling units, and light fixtures. It is their responsibility to anticipate, identify, and correct any problems involving the community and to implement processes and procedures that will prevent such issues. Daily responsibilities may include running work orders (electrical, plumbing, HVAC, etc.), appliance repairs, assisting with unit make-ready for future move-ins, pool maintenance / upkeep, and exterior maintenance. In addition, maintenance technicians often must respond to after-hour emergencies. Therefore, being on-call is part of the job responsibilities.
Essential Job Functions Make Ready – 60%

The position requires travel for property errands or training classes. Possible to work long hours and odd schedules (weekends) to fulfill job duties.
Physical : Primary functions require sufficient physical ability and mobility to work in a maintenance or office setting; to stand or sit for prolonged periods. Also required to regularly talk, listen, and hear, frequently required to use repetitive hand motion, handle or feel, and to sit, stand, walk, reach, bend, and occasionally push, pull, and lift to 50 pounds and occasionally lift / move up to 100 pounds. This team member is occasionally required to climb or balance, kneel, crouch or crawl, and reach overhead and below the knees, including bending, twisting, pulling, and stooping. This team member may be occasionally required to climb ladders, high spaces, and / or stairs. The incumbent will at times use mechanical equipment typical of those used in the maintenance of buildings, construction, and landscape.
Vision : Ability to see in the normal visual range with or without correction. Specific vision abilities required by this job include close peripheral vision, depth perception, and the ability to adjust focus.
