Dollar Tree Lease Administration
As part of Legal / Real Estate, support Dollar Tree and Family Dollar's existing and growing portfolio of stores and Real Estate Portfolio Management teams.
Principal Duties and Responsibilities :
- Process requests for estoppel certificates and SNDAs ensuring timely compliance with lease obligations.
- Review and finalize estoppels, SNDAs, and other documents for signature.
- Verify legitimacy of all requested vendor changes by reviewing supporting documentation to include deeds, assignments of leases and rents, management and / or operating agreements, and W-9s
- Maintain the integrity of the lease data in all relevant databases.
- Determine rent commencement dates for new locations. Track store opening, closing and possession dates. Ensure databases reflect current and accurate lease data.
- Respond to requests and correspondence from landlords, property managers and other external contacts on lease-related issues.
- Audit peer files and assist with training as requested.
- Partner with other departments in achieving company objectives and goals.
- Storage Negotiate contracts with Landlords and work with operations on the placement and retrieval of storage containers.
- Conduct research on lease-related issues upon request.
- Other projects as assigned
Minimum Requirements / Qualifications :
3 to 5 years of relevant experienceBachelor's degree (BA / BS / BFA) or five years of relevant experienceExcellent computer skills, including Microsoft Word and ExcelExperience with lease administration, preferably commercial or retail lease administrationIndependent, detail oriented self-starterExcellent oral and written communication skillsAbility to negotiate, draft and edit legal documents using proper grammar and punctuationStrong time management skills with the ability to adapt and respond to changing conditions with a sense of urgencyAbility to research and resolve lease related issues with a minimum of supervisionAble to work under pressure while maintaining professionalism and diplomacyAbility to understand complex legal positionsMust be able to negotiate, offer trades and alternatives, and understand the consequences of the positions they take and those proposedDesired Qualifications :
Prior lease administration auditing experience / legal background preferredParalegal Certificate preferred
