Senior Maintenance Technician – Commercial Class A Office Buildings (Tampa, FL)
Location : Tampa, Florida
Job Type : Full-time
Schedule : Monday – Friday, on-call rotation for nights / weekends / holidays

About the Role :
We are seeking an experienced Senior Maintenance Technician to join our team supporting Class A office buildings ranging from 300,000 to 1 million square feet in the Tampa market. Our properties host high-end occupants and require top-tier service, professionalism, and technical skill.
You will play a key role in delivering best-in-class service to tenants, handling a wide range of maintenance and building operations responsibilities across a commercial portfolio.
What You’ll Do (Key Responsibilities) :
Monitor and maintain HVAC systems, cooling towers, and water treatment programs
Conduct routine building inspections and preventative maintenance
Perform general repairs : plumbing, HVAC, lighting, windows, doors, ceilings, carpeting, and more
Maintain building life safety systems and assist with inspections and compliance
Coordinate with the Senior Property Manager on budgets, work orders, and repairs
Handle record keeping, log entries, vendor communications, and parts ordering
Foster strong tenant relationships with exceptional customer service
Assist with severe weather preparedness and emergency response
Keep maintenance areas, mechanical / electrical rooms, and shop areas clean and organized
Utilize online service request systems and mobile applications
Be available for emergency on-call duty on a rotating schedule
What We’re Looking For :
Required :
3–5 years of experience in commercial building maintenance (office, retail, industrial / hospital)
General knowledge in HVAC, plumbing, electrical, mechanical, roofing, life safety, carpentry
Experience working in high-rise or luxury properties preferred
Strong team player with a positive attitude and proactive work ethic
Excellent customer service and professional communication skills
Comfortable working with technology (Microsoft Office, mobile work order apps)
Preferred :
Experience with Class A office buildings
Tech-savvy with energy management or conservation systems experience
Formal training or education from a technical institute or similar
Certifications in any of the following a plus :
EPA (Type I, II, or Universal)
HVAC, Electrical, Plumbing
Safety or OSHA training
Work Environment & Physical Demands :
Work includes exposure to mechanical rooms, roof access, outdoor weather, and moderate to loud noise
Frequent walking, standing, climbing ladders, lifting items up to 50 lbs
Must be able to crawl, stoop, kneel, and reach above head
Strong verbal and written communication skills required
