Job Description
The Facility Manager’s responsibilities include the supervision of the commercial tenant spaces as well as the maintenance of the entire Facility including the members only club, banquet and food and beverage facilities, all mechanical, electrical, HVAC systems and related equipment in accordance with energy conservation and preventative maintenance programs.

Essential Functions :
- Responsible for tenant administration and for managing tenant turnover. Works to establish new tenant procedures and guidelines.
- When needed, communicates with members, tenants, and staff on behalf of property management.
- Develops, implements and monitors a preventive maintenance program for all building equipment and member rooms.
- Coordinates the maintenance, repair, and installation of all assigned work through vendors and contracted work and provides status to Corporate.
- Organize and maintain schedule for staff members that report to you.
- Maintains inventory control as it relates to equipment and supplies for building cleaners and maintenance team.
- Ensures the proper operation, maintenance, and repair of all property mechanical, electrical, plumbing, and elevators systems. Inspect daily to make sure all are operating at normal.
- Gets proposals for emergency repairs and Capex projects. You’ll work with vendors and contractors to ensure proper completion of contracted projects. Manages regular maintenance contracts.
- Conducts routine inspections and walkthroughs of all areas within the facility.
- Maintains effective Energy Management. Works with Corporate as well as the contracted energy consultants to analyze and reduce utility usage.
- Continuously evaluates the performance of cleaning and maintenance staff while taking corrective action when necessary.
- Facilitates the training and development of all associates to company standards.
- Works with Corporate to ensure local law compliance such as LL87, LL84, LL11, LL26, LL10, RTK, etc.
- Responsible for ordering needed supplies in line with the forecast and budget.
- Assist with correcting any building, code, or fire violations and attends DOB and ECB hearings as needed.
- Ensures renovation projects are going smoothly by assisting construction teams on projects.
- Proactively strives to build positive working relationships through teamwork and clear communication resulting in win / win decisions.
- Leads the property Fire Safety program. Ensures compliance.
- Conducts regular departmental meetings.
- If necessary, prepares and adjusts work schedules in accordance with staffing guidelines and labor forecasts and processes payroll accordingly.
- Conducts and / or approves associates 90-day and annual performance reviews.
- Enforces Company safety policy, investigates reports and follows up on all incidents and accidents. Acts as the Health and Safety Director.
- Performs miscellaneous duties and assists other managers as necessary.
- Responsible for organizing and maintaining the engineering department office, shop, and mechanical rooms throughout the building.
- Willing to assist in the management of additional properties.

Benefits :
The base pay range for this position is a salary range of $100,000 - $110,000 per year. The determination of what a specific employee in this job classification is paid within the range depends on a number of factors, including, but not limited to, prior employment history / job-related knowledge, qualifications and skills, etc.
