  • You will be responsible for managing the construction process from project inception through completion, working closely with internal teams, external contractors, and consultants.
  • The ideal candidate is detail-oriented, highly organized, and eager to learn in a fast-paced, dynamic environment and excels at communicating project progress and needs to internal stakeholders.

Key Responsibilities Project Oversight & Management :

  • Oversee aspects of capital projects including planning, budgeting, contractor selection, scheduling, and execution.
  • Ensure projects are completed on time, within budget, and to the required quality standards.
  • Budget & Cost Control :

  • Develop detailed project budgets, review estimates, and track expenses throughout the lifecycle of the project.
  • Coordinate frequent updates to internal teams, including Property Management and Accounting.
  • Identify opportunities for cost savings while maintaining quality standards.
  • Contractor & Vendor Management :

  • Manage relationships with contractors, vendors, and subcontractors.
  • Ensure that contracts are executed properly, timelines are adhered to, and quality expectations are met.
  • Risk Management & Problem Solving :

  • Identify potential risks to project timelines and budgets.
  • Develop mitigation strategies and resolve issues promptly to keep projects on track.
  • Coordination with Internal Teams :

  • Work closely with the investment, property management, and finance teams to align project goals with the firm’s overall business strategy.
  • Compliance & Safety :

  • Ensure all projects comply with local building codes, zoning laws, and regulations.
  • Communicate safety standards to on-site staff / contractors to ensure adherence to OSHA guidelines.
  • Reporting & Communication :

  • Provide regular updates on project progress, budget status, and any potential delays or issues to department head and other stakeholders.
  • Quality Assurance :

  • Monitor construction quality and craftsmanship to ensure that final deliverables meet the company’s standards.
  • Tenant & Occupant Considerations :

  • Coordinate with property management to ensure minimal disruption to existing tenants and staff.
  • Qualifications   Bachelor's degree in Construction Management, Architecture, or a related field Minimum of 5 years of experience in construction or development management.
  • Strong understanding of construction methods, contract negotiation, project scheduling, and budgeting / value-engineering.
  • Specific project experience with renovating existing buildings, particularly multi-family residential, is preferred.
  • Knowledge of relevant local, state, and federal building codes and regulations.
  • Exceptional organizational, communication, and leadership skills.
  • Ability to work under pressure, manage multiple projects simultaneously, and meet deadlines.
  • Proficiency with project management software (e.g., Smartsheets) and Microsoft Office Suite.
  • Strong problem-solving skills, ability to pivot quickly, and attention to detail.
  • Willingness to travel as needed (approx. 25%).
