The position pays $80,000 to $85,000 annually, based on experience, with opportunities for bonuses. The schedule is Monday through Friday, 9 am to 6 pm.

Job Description

The role includes :

• Managing the daily operation of two or more apartment communities
• Overseeing department heads and various associates within each department
• Executing the business plan for the community
• Achieving the highest possible net operating income through effective cost control
• Maintaining high occupancy levels
• Developing marketing plans while remaining informed of market conditions and understanding competitive pricing
• Preparing all requested operational and financial data to Regional Manager in a timely manner
• Managing the P&L, budget and finances for the community
• Completing and analyzing market surveys
• Maintaining a high-quality on-site team through effective management training, setting and communicating clear standards, and leading the team in fulfilling their highest potential
• Implementing or directing the implementation of all policies and procedures in the company policy and procedures manuals
• Leading daily / weekly inspirational and directional team meetings
• Ensuring that all physical aspects of the property are fully operational and safe
• Scheduling vendors to ensure that all vacant units are kept ready for occupancy
• Visually inspecting grounds, buildings, and apartment units on a regular basis
