Maintenance Supervisor I - Ses
This position spends the majority of the time engaged in supervisory responsibilities. This includes communicating with, motivating, training, and evaluating employees in addition to planning and directing employees' work. The incumbent has the authority to hire, transfer, suspend, lay off, recall, promote, discharge, assign, reward, or discipline subordinate employees or effectively recommend such action. The incumbent will also be required to develop performance expectations, meet with staff regularly to discuss performance, complete performance reviews, maintain vacation and work schedules, ensuring proper coverage, and complete timesheets. Supervises the maintenance and operation of five health centers located throughout Pinellas County, two of which are multistory construction with diverse HVAC and mechanical systems. Oversees and coordinates on all yearly fire, elevator inspections and maintenance for permit or repairs to ensures it meets established standards etc. Oversees contractual custodian services, coordinates the purchase all housekeeping supplies, building supplies, tools, and equipment as needed. Oversees inspects grounds of all county buildings daily and monthly basis reporting to direct supervisor for any necessary clean up or repairs. Acts as the main contacts for outside vendors / contractors regarding any building renovations and oversee any approved projects to the completion. Prepares reports for General Services Manager within specified timeframe. Rotate inspections between centers daily and directs any necessary clean up or repairs. Contacts outside vendors / contractors regarding any building renovations and oversees any approved projects. Performs preventative maintenance tasks and completes daily log. Monitors Maintenance Helpdesk ticket system ensuring each ticket is fully researched and assigned to appropriate staff within 2 days of receiving request. follows up with staff to complete and seeks advice when request cannot be fulfilled within 3 business days. Maintains all fleet cargo vans assigned to maintenance department. Completes and forwards to Purchasing mailbox monthly vehicles logs including fuel and vehicle repairs expenditures within two days after the end of the month. Oversees security alarm operations at all North County health centers researching each alarm activation and providing reports to General Services Manager within 3 days of alarm activation. Provides alarm trainings to staff who complete after hour request forms. Performs other related duties as required.
