Leasing Consultant (Residential)
The leasing consultant is responsible for the leasing, marketing, and maintaining positive resident relations of multi-family residential apartments.
Essential Functions :
- Greet prospects and qualify by covering all criteria.
- Immediately record all telephone and in-person visits.
- Files own guest cards and maintain according to established procedures.
- Inspect models and available "market ready", communicate related service needs to Property Manager.
- Demonstrate community and apartment / model and apply product knowledge to clients needs.
- Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
- Update availability report, process applications for approvals.
- Follow up with applicant regarding status.
- Ensure apartment is ready for resident to move-in on agreed date.
- Immediately follow-up on prospects that did not close and attempt to close sale again.
- Secure new resident's signature(s) on appropriate paperwork prior to move-in.
- Assist in monitoring renewals.
- Monitor advertising effectiveness.
- Represent the company in a professional manner at all times.
- Accept rental payments and give immediately to Assistant Community Manager.
- Type lease and complete appropriate paperwork and input information on Yardi System accurately and on a timely basis.
- Maintain current resident files.
- Maintain and record daily inspections for the community.
- Distribute all company or community-issued notices.
- Maintain accurate monthly commission records on leases and renewals for bonus purposes.
- Assist management team with other various tasks as required.
- Consistently implement policies of the community.
- Receive all telephone calls and in-person visits.
- Quickly complete maintenance Service Request and inform the maintenance team.
- Ensure all maintenance repairs are handled satisfactorily.
- Maintain open communication with Property Manager and Maintenance Supervisor.
- Contribute to cleanliness and curb appeal of the community.
- Assist in planning resident functions.
- Participate in outreach marketing activities.
- Advise residents of referral concessions.
- Assist in placing, removing / updating banners, balloons, bandit signs, flags, etc.
- Distribute newsletters, pamphlets, flyers, etc.
- Conduct market surveys and shop competitive communities.

Bachelor's Degree or a minimum of two years leasing experience with multi-family properties is preferred but not required.Proficient in MS Office Suite, additional property management software highly desired.Ability to provide exceptional customer service to address the needs of current and future residents.High level of professionalism in both manner and dress.Ability to work a flexible schedule including evenings and weekends.Knowledge, Skills and Abilities :
Demonstrated ability to read, write, and communicate effectively.Performance Metrics :
Accuracy in work product.Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. The role is considered non-exempt so will be eligible for overtime pay in accordance with federal and state law. At CIM, base pay is one part of the total compensation package. This role will be eligible to participate in CIM's variable compensation program (e.g. commission). The anticipated base pay range for the position in Los Angeles, California is $21 - $24 per hour.
