Position Information Posting Number S000822 Position Title General Maintenance / HVAC-Assistant Laborer Department Maintenance Division Facilities Planning and Operations Supervisor Title Director of Physical Plant Status Full Time Regular Position Summary To ensure that assigned buildings, including furnishings and mechanical and electrical systems therein, are functional on a continual basis.

Description of Key Responsibilities 1. Inspect the exterior and appropriate interior areas of assigned buildings on a regular basis.

Identify, prioritize and perform or report necessary maintenance activities. Promptly report safely and security concerns.

2. Maintain regular contact with sources of work assignments (i.e., supervisor, clerk, assignment board) so that necessary activities are carried out in a timely fashion.

Promptly report on completion of activities.

3. Knowledge and ability to perform preventative maintenance, adjust, repair, and assist with the replacement of the following items : B&G pumps, hot water / steam boilers and associated controls, various hot water heaters and controls, A.

C. and refrigeration units including : fan coil units, air handlers-belts, pulleys and drives, exhaust and intake fans, sump pumps, condensation pumps and lift station pumps, all type electric motors, belt / air filter changes, roof top units, various building controls, single and three phase electric, electric voltage’s ranging from 24V to 480 Volt A.

C., electrical switch gear, motor starters and contractors.

4. Maintain building access / egress areas i.e., sidewalks, stairways in a serviceable condition by removing debris and snow and ice.

5. Carry out projects, which involve installations, renovations, remodeling, etc., as directed by supervisor, either individually or as part of a group.

6. Coordinate all activities with building users and contractors (i.e., food service, cleaning services) so as to maximize efficiency and minimize disruption to building activities.

7. May be assigned to temporarily work at other locations to substitute for personnel not available or to supplement personnel during times of unusually heavy workload.

8. May be assigned to act in place of immediate supervisor during his / her absence, including the assumption of responsibility for that person’s duties and tasks.

9. Perform other job-related duties and tasks as appropriately assigned.

Required Knowledge, Skills and Abilities 1. Ability to communicate in the English language, both orally and in writing, in order to receive assignments and instructions, understand written procedures and cautions, prepare written requests, record work completed, etc.

2. Ability to utilize basic mathematical skills necessary for calculating quantities, preparing estimates, etc.

3. Ability to accurately interpret drawings and schematics representing electrical, mechanical, architectural and structural systems.

4. Ability to safely and effectively transport (which may involve lifting up to 50 pounds) and utilize materials and equipment used in facility servicing and maintenance and to work safely from ladders, scaffolds, and other elevated positions.

5. Ability to perform a variety of building maintenance tasks requiring knowledge of and skills in working with electrical and mechanical systems (including HVAC), plumbing, carpentry, masonry and painting projects.

6. Ability to, on occasion, work outdoors in inclement weather and to work other-than-normal and, at times, long hours.

7. Ability to carry out work efficiently and in a manner which will minimize interference with building operations.

8. Ability to effectively communicate with, and relate positively to, a variety of people representing various building users.

9. Ability to learn about, and work so as to contribute positively to, the College’s organization, operation, and philosophy / culture.

Distinguishing Characteristics The condition of the College’s buildings has a profound effect on the overall appearance of the campus, as well as on the daily lives of all who live, study and work there.

Perhaps most striking is the impact this function has on the quality of life of students, particularly those who reside on campus.

The College’s work force which is responsible for buildings and grounds maintenance is generally made up of individuals who each perform a wide variety of duties, and whose work strongly affects a diverse group of users of the facilities.

Thus, employees in this area are expected to be multi-skilled, flexible, and able to work cooperatively with each other (to the extent of doing work of subordinates when necessary) and with other members of the campus community, often without direct supervision.

Because of the nature of the work, reliable and regular attendance is essential.

Because individuals in this position must interact regularly with a wide variety of members of the campus community, as well as, on occasion, inspectors from City and State agencies and the College’s insurance carrier, uniforms, furnished by the College, must be worn at times determined by supervision.

Individuals in this position may be required to work at times that are other than, or in addition to, normal hours and days, including responding at any time to severe weather and other emergency conditions.

Also, individuals in this position can expect to be on-call during nights and weekends for specified periods (presently one week at a time, every eighth week);

individuals must be available by personal pager and / or telephone during these times. Education / Training A high school diploma or equivalent is required.

Experience A minimum of three years of experience in building maintenance is required. (specifically HVAC). Licenses or Certifications A valid driver’s license and acceptable driving record is required.

EPA Refrigerant Certification is required. Is This a Temporary Position? No Employment Conditions An offer of employment is contingent upon successful completion of the College’s background screening process.
