The Position :

The Regional Marketing Manager will be responsible for the portfolios marketing performance, focusing on budgeted occupancy, revenue, demand generation, and instrumental in achieving our weekly lead-to-lease KPI’s by developing and implementing innovative and creative marketing strategies that strategically position our communities to stand apart from their competitors.

In this pivotal role, you will provide onsite training, implement lead generation strategies to drive qualified traffic, and ensure lead-to-lease standard operating procedures are implemented and aligned with ROI benchmarks.

We are actively seeking an innovative apartment marketing operations guru who will make a real impact in leveraging our branding, reputation, promotional strategies, and SOP’s to achieve optimal results that support asset

performance goals.

Responsibilities :

  • Assist with the development and design curation of our digital media curb appeal, develop competitive message for property website.
  • Perform SWOT analysis and marketing research and present weekly data and market position to create marketing strategies to increase occupancy and ORA score / reputation management.
  • Implement innovative marketing ideas and campaigns for prospects, resident referrals, PPC, signage, resident events, etc.

to boost our social media presence and drive qualified traffic.

  • Support the Marketing Director in maintaining standard operating policies and procedures.
  • Act as the go-to centralized support for all Marketing Support / IT tickets for all requests.
  • Drive and measure qualified leads for portfolio, evaluate advertising source’s cost per lead and cost per lease to ensure traffic generation, and negotiate ILS’s marketing contracts.
  • Take the lead in data analytics, ensuring consistent reporting aligned with industry KPIs, performance metrics, and monitor PPC / ILS spend to align with community budgets.
  • Travel to assist with the staging for the photography and videography and to support our communities to increase occupancy, peer training, marketing deliverables and more.
  • Oversee the implementation of Lead Management CRM
  • Work with Regional Managers to Support and contribute to marketing budget and marketing proforma recommendations for each asset.
  • Audit websites and internet listing services for search engine optimization and pricing accuracy.
  • Create monthly marketing calendars and support the teams on execution.
  • Proactively monitor stabilized communities' market surveys to drive revenue and market rates.
  • Organize and manage the marketing assets library on Google Drive.

Qualifications :

  • 7+ years of multi-family property management or multi-family marketing experience
  • Bachelor's degree in business, marketing, communications, or related certifications
  • Expert in PropTech, Microsoft Excel, Word, and Google Suite
  • Expert in Social Media Advertising and Google SEO / PPC / Google Analytics
  • Familiarity with ResMan, Soci, Canva, Adobe Creative Suite is preferred.
  • Exceptional SEO copy, brand tone, creative writing skills is a PLUS!
  • A positive, energetic, enthusiastic, patient and ambitious attitude is essential.
