Job description

Lead.

Inspire.

Build the kind of student community people talk about.

About University Partners :

  • At University Partners, we’re more than a student housing property owner and management company — we’re community builders.

We create spaces where students feel connected, supported, and inspired to live their best college experience.   About the Role :

  • Being a Community Manager in student housing isn’t just about running a property—it’s about leading a team, shaping culture, and creating a place where students actually want to live, connect, and thrive.
  • At our District on Apache community inTempe, AZ you’ll take charge of everything from operations and leasing strategy to resident experience and team development.
  • You’re equal parts strategist and motivator—comfortable making data-driven decisions one minute and hyping your team up for a big leasing push the next.
  • You love fast-paced environments, creative problem solving, and that unbeatable feeling when your community hits 100% pre-lease before your competitors even wake up.   What You’ll Do :

  • Drive performance across leasing, marketing, and operations to hit occupancy, financial, and resident satisfaction goals.
  • Build and lead a high-performing on-site team—hiring, training, and inspiring staff who genuinely love what they do.
  • Develop and execute bold marketing and outreach strategies that keep your property top of mind (and ahead of the comp set).
  • Manage budgets, forecast performance, and identify opportunities to boost NOI without sacrificing the resident experience.
  • Oversee all things resident life—from move-ins and renewals to roommate mediations and midnight maintenance calls—with empathy and professionalism.
  • Own the annual turnover and move-in season like a pro—planning, organizing, and executing with precision and energy.
  • Keep Entrata data accurate and clean—because good decisions start with good information.
  • Maintain an engaging, community-first vibe through social media, events, and partnerships that reflect the student lifestyle.
  • Collaborate with regional leadership on property enhancements, capital projects, and long-term success strategies.
  • What You Bring to the Table :

  • Minimum 2 years of proven leadership experience in student housing operations; multifamily experience alone will not meet the demands of this high-volume student market.  Bachelor’s degree or equivalent work experience in property management, business, or related field.
  • A strong sense of accountability—you own your outcomes and drive your team to do the same.
  • A creative approach to leasing, marketing and problem-solving.
  • Comfort with budgets, analytics, and Entrata or similar platforms.
  • Proven ability to lead with composure and clarity through high-volume, fast-paced periods like Turn, August move-ins, Leasing seaons  Availability for occasional evenings or weekends during peak times—you know how leasing season goes.
  • Why You’ll Love It Here :

  • You’ll be part of a company that values innovation, authenticity, and fun as much as performance.
  • Growth opportunities across a portfolio of vibrant student communities.
  • Competitive pay, solid benefits, and performance-based incentives.
  • A supportive leadership team that gives you room to run and celebrates your wins.
  • The chance to lead a team, grow a community, and build something you’re proud of.
