The Role
This role oversees the community efficiently and profitably by fostering an environment of satisfaction and well‑being among residents and associates, consistent with the company’s and owners’ goals and objectives. The Rivers Senior is a 120‑unit Tax Credit Senior Community. LIHTC experience is required.
Qualifications
- 5–7 years of experience in the property management industry
- 2+ years of experience as a community / property manager
- Demonstrated ability to diffuse and respond to resident concerns, avoiding escalation
- Proven effective and efficient leadership experience
- Knowledge of LIHTC and Tax Credit qualifications required
- Strong interpersonal, verbal and written communication skills
- Capacity to interact effectively with senior executives
- Ability to work well under time and other constraints
- Professional presentation and appearance
- Familiarity with Microsoft Office (Word, Excel, PowerPoint), internet and email
Key Accountabilities
Resident Relations + Customer ServiceEnsure a positive experience for the entire resident life cycle – from move‑in to move‑outImplement system for providing all necessary services to residents, including immediate acknowledgement and prompt action to correct complaintsServe as advocate for residents by effectively communicating concerns to senior leadershipFunction as a resource center for residents on all issues affecting community livingResponsible for all resident events and retention programsRefer residents to appropriate services and agencies that offer assistanceMaintain a secure confidential file for each residentUnderstand the current financial health of the assigned community by regularly reviewing the community budgetProduce financial growth or gains through marketing and leasingManage and execute budgets, rent rolls, projections and occupancy goalsImplement a system to achieve 0% rent delinquencyPrepare and produce monthly reports and financialsWith Regional Manager, prepare Property Annual Operating BudgetPrepare and submit subsidy vouchers (when applicable)Oversee large capital projects and coordinate between departments (when applicable)Set and communicate immediate and long‑term goals to the teamCoordinate on‑site operations for budget implementation, compliance, vendor relationships, rent collections, and accounts payablePromote high‑performing team execution through feedback and developmentEncourage collaboration, build trust and transparencyCommunicate effectively with residents, staff, agencies, owners and team membersAssess employee performance and provide feedback and reviewsRecognize and address performance issues and concernsSupervise staff schedules to ensure operational efficiencyMaintain the community’s curb appealAdhere to property management rules, regulations and guidelinesEnsure compliance with Fair Housing, Americans with Disabilities Act and all applicable lawsMeet compliance and eligibility requirements established by local, state and / or federal agenciesFollow procedures in employee and management handbooksAddress housing violations and liability concerns; seek guidance from the Regional Manager as neededPhysical Demands & Working Conditions

Compensation
Compensation Range : $68,500 – $72,500 USD
