Overview
Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes managing delinquency and rent collection to optimize the property's cash flow and financial position, and supervising operations in the absence of the Community Manager. As an onsite leader, you will supervise staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
Financial Management
- Posting all payments and income received from applicants, current residents, and non-current residents accurately and timely.
- Processing and reconciling daily all accounts receivable.
- Monitoring and following up on bad debt, including late notices, resident and guarantor contact, and filing evictions.
- Helping the property meet budgeted revenues, expenses, and Net Operating Income.
- Posting charges to resident and non-current resident accounts; including bill back of utilities where applicable.
- Performing end-of-month closing procedures and reporting.
- Maintaining accurate records and auditing resident files for accuracy.
- Walking units and posting move-out charges, statements, and security deposit refunds.
Personnel Management
Regular / daily onsite attendance is required.Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.Promote harmony and high performance through supportive leadership.Ensure staff compliance with Company policies and procedures.Strategic Leasing Management : ensure effective leasing techniques, follow-up procedures, lease documentation, and accurate reporting systems.Implement marketing strategies and systems from the annual marketing plan.Address resident complaints, concerns, and requests to ensure satisfaction.Develop and implement resident retention programs (e.g., resident events, promotions, monthly newsletter).Show, lease, and move-in prospective residents.Administrative Management
Provide excellent customer service and monitor maintenance service request turnaround and responsiveness.Maintain property appearance and ensure timely repairs through regular inspections and tours.Assist with supervision of all business functions related to operations.Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, dealing with inadequate service).Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or two years in the housing industry; or one to two years related experience and / or training; or equivalent combination.Ability to understand and perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to remain in a stationary position, communicate with others, and perform repetitive motions.Frequent movement about the property; occasional climbing, ladder use, and working in varied environments and temperatures.Ability to lift and move objects up to 25 lbs; operate machinery or vehicles; work overtime, weekends, and night hours as needed.At Asset Living, compensation decisions consider skill set, background and training, certifications, and other factors. Salary Range : $25 per hour to $25 per hour
