We are seeking a Project Manager to lead Aircrew Facility Support Services at AFB Kirtland, New Mexico. This project will provide billeting and housekeeping tasks relating to the operation, maintenance, and overall upkeep of a lodging facility for aircrew visiting AFB Kirtland for national security missions.
This is an on-site position at Air Force Base Kirtland, NM. Core hours are 9AM to 5PM, Monday through Friday, with on-call availability during facility operational hours 9AM to 9PM, Monday through Friday, and over the weekend.

The Project Manager (PM) is responsible for ensuring that all work performed under the Aircrew Facility Support contract consistently meets or exceeds the quality, safety, and performance standards established by the U.S. Air Force (USAF). The PM oversees all day-to-day facility operations, including billeting, housekeeping, supply management, and overall facility upkeep, to maintain full mission readiness of aircrew lodging areas; coordinating closely with other contractors, Contracting Officer's Representative (COR), and project staff; and ensuring that all operational, maintenance, and support activities are executed in strict accordance with contract specifications and USAF performance expectations. This position is responsible for formulating and enforcing work standards, assigning schedules, reviewing work, supervising personnel, and communicating policies, purposes, and goals to staff.
You will :
- Develop, implement, and manage daily work plans covering billeting, housekeeping, and exterior upkeep.
- Assign and adjust staff schedules to align with aircrew arrival and departure cycles, ensuring uninterrupted service coverage during both normal and on-call hours.
- Conduct daily and weekly inspections of living quarters, common areas, and facility systems to verify compliance with contract standards. Record inspection results and implement prompt corrective actions.
- Serve as the primary liaison between Terrestris, the Contracting Officer's Representative (COR), and other government representatives. Maintain open communication channels to address operational updates, quality concerns, and mission-driven changes in workload or scheduling.
- Enforce compliance with all applicable Air Force safety directives, OSHA standards, and USACE EM 385-1-1 safety guidelines. Maintain site safety records and ensure all staff participate in required safety briefings and hazard communication training.
- Prepare and submit inspection logs, incident reports, and monthly status reports (MSRs).
- Oversee inventory and replenishment of cleaning supplies and consumables, maintaining adequate stock levels.
- Identify and resolve facility issues affecting room availability, housekeeping quality, or maintenance needs.
You might be the professional we're looking for if you have :
Associate's degree or equivalent experience in facility management, hospitality, or a related discipline; formal training in Quality Assurance or Project Management is highly desirable. Equivalent experience may substitute for formal education (e.g., 10+ years of relevant management experience in lieu of a degree).Minimum of 5 years of experience managing facility operations, hospitality, or custodial services, preferably in a military or government environment.Past experience (preferred 3 years) managing a performance-based contract(s) including direct liaison with the COR, and scheduling and supervision of multiple staff.Successful track record supervising teams of 5 or more diverse staff in a hospitality or related environment.Demonstrated record of compliance with safety, environmental, and quality control standards (OSHA, ISO, or equivalent).Experience developing and implementing Quality Control and Safety Plans.Demonstrated ability to manage shifting priorities and coordinate multiple service lines under performance-based contracts.Working knowledge of USACE EM 385-1-1 and ability to implement site-specific safety and mishap prevention programs.Competence in using Microsoft Office Suite and facility management software (scheduling, inventory, reporting).Strong oral and written communication skills to interact effectively with government personnel, contractors, and staff, and complete required reports and deliverables independently.Must be U.S. Citizen, eligible for base and CAC access under DoDI 1000.13.
