Job description

Thrive's purpose is to create a community where people feel seen, because we believe when people feel seen, they thrive. This is a full-time Community Manager role in Seattle, WA with a salary of $85,000 - $95,000 per year, schedule Monday - Friday, 9am - 6pm.

Job Responsibilities

Financial Oversight

  • Assist in the formulation of budgets.
  • Stay within established budget guidelines.
  • Ensure rents are collected on due dates and posted timely; deposits are made promptly and reported in appropriate systems.
  • Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
  • Submit and approve invoices in the appropriate system for timely payment.
  • Complete month-end procedures and reports (deposit accounting, variances, expiring leases, write-off register, receivable aging, security deposit activity, gross potential rent).
  • Safeguard and reconcile property credit card per accounting policies and deadlines.

Personnel & Leadership

  • Hire, train, empower, motivate, supervise, discipline (including documentation) and terminate on-site staff as needed and with leadership / HR approval.
  • Conduct ongoing training with office staff; provide leadership, coaching and build professional relationships.
  • Administrative / Office / Compliance

  • Maintain lease files in compliance with MFTE, Section 8 or other affordable program requirements.
  • Ensure office and model apartment readiness and punctual office openings.
  • Attend scheduled corporate management meetings (quarterly).
  • Maintain daily / weekly / monthly records and submit reports to corporate.
  • Prepare for audits and complete annual reporting.
  • Resident Relations

  • Initiate and maintain a true sense of community; provide excellent customer service.
  • Conduct move-in / move-out inspections and review notices of vacate.
  • Implement policies to maintain resident communications (complaints, service requests, etc.).
  • Maintenance

  • Inspect property regularly; verify vacant apartment status and coordinate timely reconditioning after move-out.
  • Coordinate with Maintenance Supervisor on vendor / contractor communications, scheduling, billings, and insurance certificates.
  • Marketing / Leasing

  • Conduct market surveys, track trends, and assist in showing property to prospective residents; handle inbound inquiries and paperwork.
  • Safety and Risk Management

  • Report liability and property incidents; manage workers' compensation processes as required.
  • Familiarize with Thrive and property-specific safety policies.
  • General

  • Perform duties in accordance with company policies; carry out additional tasks as assigned by the Regional Manager.
  • Desired Skills & Experience

  • 3+ years of experience in property management or equivalent experience
  • 6+ months supervisory experience with strong leadership
  • Certified Apartment Manager (CAM) preferred
  • High School Diploma or equivalent preferred
  • Experience with Yardi / CRM and On-Site preferred
  • History of accuracy in reporting and budget oversight
  • Experience with daily pricing and dynamic market trends
  • Desired Competencies

  • Detail oriented with ability to provide accurate and timely reports
  • Understanding of property budgets, accounting and expense control
  • Ability to work in a fast-paced, customer-service oriented environment
  • Strong communication, cultural awareness and equity in resident relations
  • Problem-solving, time management, and ability to work both in a team and independently
  • Proficient in Microsoft Word, Outlook and Excel
  • English literacy with correct grammar and punctuation

    Physical Requirements

  • Ability to stand, walk or sit as needed; ~60% standing, ~40% sitting
  • Constant use of computer and phones
  • Occasional bending, stooping, climbing stairs, pushing / pulling, reaching
  • Ability to lift / move / push / pull up to 25 lbs occasionally, up to 20 lbs frequently
