Job Responsibilities
Financial Oversight
- Assist in the formulation of budgets.
- Stay within established budget guidelines.
- Ensure rents are collected on due dates and posted timely; deposits are made promptly and reported in appropriate systems.
- Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
- Submit and approve invoices in the appropriate system for timely payment.
- Complete month-end procedures and reports (deposit accounting, variances, expiring leases, write-off register, receivable aging, security deposit activity, gross potential rent).
- Safeguard and reconcile property credit card per accounting policies and deadlines.
Personnel & Leadership
Hire, train, empower, motivate, supervise, discipline (including documentation) and terminate on-site staff as needed and with leadership / HR approval.Conduct ongoing training with office staff; provide leadership, coaching and build professional relationships.Administrative / Office / Compliance
Maintain lease files in compliance with MFTE, Section 8 or other affordable program requirements.Ensure office and model apartment readiness and punctual office openings.Attend scheduled corporate management meetings (quarterly).Maintain daily / weekly / monthly records and submit reports to corporate.Prepare for audits and complete annual reporting.Resident Relations
Initiate and maintain a true sense of community; provide excellent customer service.Conduct move-in / move-out inspections and review notices of vacate.Implement policies to maintain resident communications (complaints, service requests, etc.).Maintenance
Inspect property regularly; verify vacant apartment status and coordinate timely reconditioning after move-out.Coordinate with Maintenance Supervisor on vendor / contractor communications, scheduling, billings, and insurance certificates.Marketing / Leasing
Conduct market surveys, track trends, and assist in showing property to prospective residents; handle inbound inquiries and paperwork.Safety and Risk Management
Report liability and property incidents; manage workers' compensation processes as required.Familiarize with Thrive and property-specific safety policies.General
Perform duties in accordance with company policies; carry out additional tasks as assigned by the Regional Manager.Desired Skills & Experience
3+ years of experience in property management or equivalent experience6+ months supervisory experience with strong leadershipCertified Apartment Manager (CAM) preferredHigh School Diploma or equivalent preferredExperience with Yardi / CRM and On-Site preferredHistory of accuracy in reporting and budget oversightExperience with daily pricing and dynamic market trendsDesired Competencies
