Preconstruction Manager - Baltimore - Healthcare, Hospitality, Higher Ed

Job Description

The Preconstruction Manager - Baltimore - Healthcare, Hospitality, Higher Ed will be responsible for :

Project Planning : Collaborate with project stakeholders to develop project plans, including scope, schedule, budget, and resource allocation.

Conduct feasibility studies and site evaluations to assess project viability.

Cost Estimation : Prepare accurate cost estimates for construction projects, considering materials, labor, equipment, subcontractor bids, and other expenses.

Use historical data, industry benchmarks, and cost databases to inform estimates.

Value Engineering : Identify opportunities for cost savings and efficiency improvements through value engineering techniques.

Evaluate alternative materials, construction methods, and design options to optimize project value.

Bid Management : Manage the bid process, including soliciting bids from subcontractors and suppliers, evaluating proposals, and negotiating contracts.

Ensure that subcontractor bids are complete, competitive, and aligned with project requirements.

Contract Negotiation : Negotiate contracts with subcontractors, vendors, and consultants, ensuring that terms and conditions are favorable and consistent with project goals.

Review contract documents and resolve any discrepancies or issues.

Risk Management : Identify potential risks and uncertainties that may impact project success, such as regulatory requirements, environmental concerns, or market conditions.

Develop risk mitigation strategies and contingency plans.

Client Communication : Interface with clients to understand their needs, expectations, and project objectives. Provide regular updates on project progress, budget, and schedule, addressing any concerns or changes in scope.

Team Leadership : Lead a multidisciplinary team of professionals, including estimators, schedulers, and support staff. Delegate tasks, provide guidance and support, and foster a collaborative work environment.

Quality Assurance : Ensure that project plans and specifications meet quality standards and regulatory requirements. Review design documents and construction drawings for accuracy and completeness.

Continuous Improvement : Stay abreast of industry trends, best practices, and emerging technologies in preconstruction and construction management.

Identify opportunities for process improvement and implement innovative solutions.

The Successful Applicant

The Preconstruction Manager - Baltimore - Healthcare, Hospitality, Higher Ed will have :

• at least 10 years of experience in estimating / preconstruction with a General Contractor
• project experience valued at $5M+
• experience in a client facing role
• strong subcontractor relationships & ability to bring in new work
• excellent communication skills, both verbal and written
• strong organization skills
• good computer skills
