About Southern Cities Construction
Southern Cities Construction is a North Carolina licensed general contractor (License #107724) specializing in residential rehabilitation, renovations, and new construction.
We provide comprehensive construction solutions to real estate investors, developers, and property owners, including property assessments, scope development, construction estimating, project planning, and construction management.
Our company is developing a scalable construction operations model combining centralized technical professionals, regional Project Managers, and experienced field specialists.
Position Overview
We are seeking a highly experienced Senior Residential Construction Superintendent to serve as a fractional technical consultant supporting construction operations throughout North Carolina.
This is not a traditional full-time superintendent position requiring daily jobsite supervision.
Instead, we need an experienced construction professional capable of providing advanced technical judgment, assessing distressed residential properties, independently verifying construction scopes, and helping establish standardized construction quality-control systems.
The ideal candidate possesses extensive hands-on residential construction experience and can identify deficiencies and construction risks that less experienced professionals may overlook.
This individual will collaborate with our Director of Construction Operations, regional Project Managers, and company leadership.
Key Responsibilities
Property Assessments & Scope Development
- Conduct comprehensive assessments of distressed residential properties.
- Identify visible structural, foundation, framing, roofing, mechanical, electrical, plumbing, and building-envelope deficiencies.
- Evaluate existing property conditions and recommend appropriate repair approaches.
- Develop and independently review comprehensive trade-by-trade scopes of work.
- Identify missing scope items, constructability issues, and potential budget overruns.
- Recommend additional inspections, engineering evaluations, or specialized assessments when necessary.
Technical Review & Construction Risk Management
- Independently verify scopes prepared by SCC's technical department.
- Evaluate construction methods, repair strategies, and sequencing.
- Identify risks associated with concealed or inaccessible conditions.
- Review subcontractor assessments and recommendations.
- Provide technical guidance on complex residential rehabilitation projects.
- Help establish processes for identifying and resolving unforeseen construction conditions.
Project Manager Evaluation & Development
- Participate in interviewing and technically evaluating Construction Project Manager candidates.
- Assess candidates' practical construction knowledge and field judgment.
- Evaluate their ability to identify deficiencies, manage subcontractors, and oversee workmanship.
- Provide hiring recommendations and technical performance feedback.
- Assist in mentoring and developing SCC's field management team.
Construction Quality Control
- Develop standardized construction inspection and quality-control procedures.
- Establish inspection checkpoints for critical phases of construction.
- Conduct selective field audits and technical inspections.
- Evaluate construction workmanship against approved plans, specifications, and applicable standards.
- Identify deficiencies and recommend corrective actions.
- Review field documentation submitted by Project Managers.
Construction Systems Development
- Develop standardized property assessment checklists.
- Establish scope verification procedures.
- Create trade-specific quality-control checklists.
- Recommend improvements to SCC's construction workflows.
- Assist in building repeatable technical systems that support statewide growth.
Required Qualifications
- Minimum 10 years of substantial hands-on residential construction experience.
- Extensive experience with residential renovations, rehabilitation, or new construction.
- Previous experience as a Construction Superintendent, Construction Manager, General Contractor, or comparable construction professional.
- Strong knowledge of residential construction methods, materials, and trade sequencing.
- Demonstrated ability to assess distressed properties and identify construction deficiencies.
- Experience developing comprehensive scopes of work.
- Ability to evaluate and supervise construction personnel.
- Familiarity with North Carolina residential construction practices and building codes.
- Excellent communication and technical problem-solving skills.
- Willingness to travel throughout North Carolina as needed.
Preferred Qualifications
- 15+ years of residential construction experience.
- Experience rehabilitating older or severely distressed properties.
- Previous general contracting business ownership.
- Experience developing construction operating procedures.
- Experience training or evaluating Project Managers.
- Strong background in construction quality control and risk management.
Compensation & Engagement Structure
This position begins with a paid trial engagement, with the opportunity to transition into an ongoing fractional consulting relationship.
Initial Trial
- Compensation: $75–$100 per hour.
- Maximum authorized hours: Approximately 20–25.
- Estimated total compensation: $1,500–$2,500.
- Expected trial duration: 2–4 weeks.
The trial will focus on three deliverables:
- Conducting a comprehensive assessment of one distressed residential property and developing a trade-by-trade scope of work.
- Technically evaluating two Construction Project Manager candidates.
- Developing standardized property assessment and construction quality-control procedures.
Ongoing Engagement
Following a successful trial, the position may transition into a fractional consulting arrangement averaging approximately 15–20 hours monthly.
Additional assignments and statewide travel may be authorized based on project needs.
Travel compensation and reimbursable expenses will be agreed upon in advance.
Ideal Candidate
We are particularly interested in seasoned residential construction professionals who possess exceptional practical judgment.
You should be comfortable walking into a distressed property, recognizing potential construction problems, identifying missing scope items, and recommending appropriate next steps.
You should also be capable of evaluating other construction professionals and helping establish reliable technical systems.
We are seeking an experienced construction expert—not simply someone who coordinates subcontractors or manages schedules.
How to Apply
Please submit your resume highlighting your residential construction experience.
Applicants are encouraged to include examples of distressed-property rehabilitation projects, comprehensive scopes of work, or construction teams they have supervised.
Selected applicants will participate in a technical interview before being considered for the paid trial engagement.
