Job Description
I am currently working with a market leading multi-family specialist in New York City, who focus on the Affordable side of the market on both Ground Up Construction and Occupied Rehab's.
As the essential on-site field manager responsible for the daily execution, safety, quality, and scheduling of affordable housing construction projects in New York City. This role uniquely blends the logistical complexity of ground-up construction with the critical, high-sensitivity requirements of occupied rehabilitation in affordable developments (often involving NYCHA, HPD, or HDC protocols).
Key Duties :
- Establish and strictly enforce all construction site safety standards, including OSHA regulations and all Chapter 33 of the NYC Building Code requirements. Conduct daily safety meetings ( Toolbox Talks ) and routine site inspections.
- Maintain the official job site log book and daily activity reports. Coordinate and manage all required NYC Department of Buildings ( DOB ) inspections, sign-offs, and compliance with all permits.
- Ensure all designated workers and subcontractors have the necessary licensing and NYC Site Safety Training (SST) cards.
- Oversee the structural, envelope, and system installation phases of new construction, ensuring proper sequencing and quality control for all trades (excavation, concrete, steel, MEP, finishes).
- Work with the Project Manager to create and maintain the short-term look-ahead schedule, adjusting daily work plans to ensure the project remains on track to meet milestones.
- Inspect and verify that all installed materials and workmanship conform to the approved plans, specifications, and quality standards required by the affordable housing program and funding agencies (HPD, HDC).
- Manage site logistics, including material delivery, storage, waste removal, and equipment staging, minimizing impact on the surrounding community.
- Supervise all on-site trade subcontractors, resolving immediate field conflicts and ensuring seamless coordination between trades.
- Verify materials delivered match purchase orders and specifications, and that sufficient materials and labor are present to maintain the schedule.
- Field verify conditions and communicate clearly with the Project Manager, Architect, and Engineers to resolve Requests for Information (RFIs) and implement approved change orders.
Qualifications :
5+ years of experience as a Construction Superintendent on multi-family residential projects in NYC, including demonstrable experience on both ground-up new construction and occupied renovation / rehabilitation .Familiarity with the unique construction and reporting requirements of NYC affordable housing finance programs (e.g., LIHTC, HPD / HDC guidelines, NYCHA standards).OSHA 30-Hour Construction Safety certification required.Valid NYC Site Safety Training (SST) Supervisor Card preferred or required per project classification.
