C. These brands include Cobblestone Auto Spa based in Phoenix / Colorado, Okie Express Auto Wash in Oklahoma City, Flagship Car Wash in Washington D.
C., and Ultimate Shine Car Wash in Tennessee.
What You'll Do :
As a Construction Project Manager at Spotless Brands, you'll play a pivotal role in driving the development of new car wash facilities in the New York / New Jersey market, specifically supporting Flagship Car Wash.
From initial feasibility assessments to project completion and beyond, you'll be instrumental in every phase of the construction process.
Responsibilities :
Pre-Construction Phase :
Work with the Pre-Construction Project Manager during this phase.
Develop preliminary project schedules and budgets.
Provide on-site assessments of existing facilities, remodel projects and buildings being repurposed for car wash use.
Review Environmental Site Assessment & Geotechnical Reports as needed.
Review construction documents prior to their submission for permits.
Review construction documents after governing agencies provide comments to the initial permit set.
Update internal budgets after each plan review.
Work with team as needed to set up public utility provider accounts.
Solicit general contractors to bid on projects.
Hold pre-bid meetings with general contractors.
Qualify / Evaluate all bids turned in by general contractors.
Award the project to General Contractor and issue GC / Owner Contract LOI and / or GC / Owner Contract
Coordinate with governmental agencies and stakeholders to pull all permits.
Update internal budget based on bids prior to construction commencement.
Solicit and evaluate bids from general contractors.
Conduct all on-site preconstruction meetings.
Ensure compliance with budget and timeline throughout this phase of a project.
Construction Phase :
Provide leadership throughout construction activities.
Conduct regular meetings with project stakeholders.
Manage RFIs and change order requests.
Update the project schedule on a weekly basis.
Monitor job site progress and address issues.
Hold weekly on-site meetings and review GC weekly project reports prior to sharing with construction department leaders.
Conduct monthly pay application meetings and process pay applications.
Update project budgets with potential change orders and change order logs for review during monthly job cost report meetings.
Issue GC 45 Day Notice of Delivery memo to Construction VP & SVP for acceptance.
Facilitate inspections and obtain Certificate of Occupancy.
Collaborate with operations team for successful grand opening.
Complete project turnover and close-out procedures.
Requirements :
Bachelor's degree in architecture, civil engineering, construction management, or related field preferred.
Minimum 3 years of construction project management experience working as an owner’s representative for real estate development company or retailer.
Proficiency in permitting and construction management.
Strong organizational and analytical skills.
Excellent communication and interpersonal abilities.
Strong dispute resolution skills.
Ability to handle confidential information with integrity.
Proficient in Microsoft Office suite, Microsoft Project, Smart Sheets and Excel.
