Below is my business plan with a coach I have and the bellow shall be actioned a lot more to help grow my business.
Focus your marketing efforts purely on the E17 6 postcode. All marketing letters, leaflets, door knocking, social media, etc. should now be targeted almost exclusively within this area. The aim is for local homeowners in this postcode to feel consistently aware of your presence.
Review the daily, weekly, monthly, quarterly and annual tasks we mapped out. Make sure these are now reflected in your calendar so they repeat automatically at the right frequency. This will help create rhythm and momentum in your marketing.
Record your pre- and post-market appraisal videos. These should be short landscape videos filmed on your phone. The pre-appraisal video introduces you and sets expectations before the appointment. The post-appraisal video should recap the discussion and encourage the vendor to move forward.
Open the listing and sales process spreadsheet and add all previous instructions. Fill out the relevant steps for each one, even if they are already sold or withdrawn, so you have a complete view of your sales pipeline and can backdate missed marketing opportunities.
Do the red-amber-green pricing review on all current listings. For any that fall into the red or amber category, take immediate action particularly where pricing is holding back interest. Contact these vendors and get sensible price adjustments agreed. This is the single biggest short-term win available.
Improve your current Rightmove listings. Review and rewrite your descriptions using the GPT tool if helpful. Reorder your photos, ensure the best rooms are shown early, and use all 10 bullet points to draw attention to key features. Garden photos should be within the first four images. Replace Vimeo video links with YouTube ones where possible.
Copy your new Instagram bio and valuation link across to other platforms. Make sure this appears on your Facebook page, website, and anywhere else where a bio or profile link is used. Include a QR code pointing to this link on all print materials going forward.
Commit to producing regular short-form video content. Aim to publish one video per day offering advice, market insight, or practical tips for local homeowners. This will build your visibility and position you as the trusted expert in the area.
Upgrade to the premium version of ChatGPT and begin using the Walthamstow market data prompt. This is the same prompt that's linked in your Instagram auto-response. Use it regularly to gather market insights for E17 and build content around this data to reinforce your expertise and local authority.
Improve your Google My Business profile. You currently have 23 reviews the goal is to get this to 50 by the end of next week. Record a short video message and send it via WhatsApp broadcast to your contacts asking for a review. Add new photos and short updates weekly, and reply to all reviews promptly.
Begin delegating low-value admin work. You should be spending your time on instructions, sales, and negotiation
