Job Order Contract (JOC) Project Manager – K-12 Development | Commercial Construction | Phoenix, AZ
Overview :
Our client is seeking an experienced JOC Project Manager with a strong background in K-12 facility development and renovation to lead multiple fast-paced, small-to-medium scale commercial construction projects under Job Order Contracting (JOC) agreements across the Phoenix metropolitan area . This role is ideal for a results-driven professional who can manage multiple concurrent assignments, maintain exceptional client communication, and ensure all projects are completed on schedule and within budget.
Key Responsibilities :
Manage K-12 and municipal JOC projects from preconstruction through closeout, ensuring alignment with owner expectations and contractual requirements.
Coordinate with school district representatives, architects, and internal teams to establish project scopes, schedules, and budgets.
Oversee all project documentation, including RFIs, change orders, submittals, and final turnover packages.
Support estimating and procurement efforts for new JOC task orders.
Maintain consistent safety, quality, and compliance standards across all active sites.
Lead progress meetings and deliver timely project updates to all stakeholders.
Build and maintain positive relationships with educational and public sector clients to ensure long-term satisfaction and partnership.
Qualifications :
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
Minimum 5+ years of experience managing commercial projects, with direct exposure to K-12 education facilities and JOC delivery methods .
Demonstrated ability to manage multiple fast-paced projects simultaneously.
Strong communication, leadership, and organizational skills.
Proficiency in Procore, Bluebeam, Microsoft Project, or similar construction management software.
Experience with Arizona public school and municipal construction standards strongly preferred.
