Job Details
The Superintendent is responsible for overseeing daily construction operations on the site, ensuring quality control and coordination with subcontractors, while meeting budget, quality, and time constraints.
Reporting directly to the Site Manager, the Superintendent will ensure safety objectives are met and that the company's interests are protected and promoted.
Responsibilities :
Provide leadership and communication among all members of the project team
Act as the primary point of contact for all field project activities
Schedule and direct day-to-day construction activities to ensure timely completion in accordance with plans and specifications
Ensure projects are constructed in accordance with contractual and quality standards
Establish and enforce job site and project security and quality control programs
Identify subcontractor non-compliance with safety, health, and environmental quality standards, and track corrective action
Participate in pre-construction sessions to develop realistic schedules and budgets
Facilitate weekly scheduled progress meetings with Design Team and Trades
Develop and implement site logistics plan
Manage and coordinate all trade partners, including scheduling
Qualifications :
Bachelor's degree in Construction Science or Civil Engineering or equivalent combinations of technical training and / or experience
5+ years of commercial construction experience as a field superintendent with a Commercial General Contractor managing multifamily projects in excess of $20mm
Mastery of building processes and best practices
Ability to organize necessary resources, including people, tools, and time to meet tight deadlines and achieve desired results
Strong verbal and written communication skills and ability to interact effectively with individuals at all levels
Excellent organizational skills
Excellent critical thinking skills and ability to adapt to changing needs
Possess a valid driver's license and a good driving record in accordance with our Driver Qualification Policy
Physical Demands and Work Environment :
The Superintendent will work on-site at an active construction project, where they will be exposed to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions, and risk of electrical shock.
The noise level in these work environments is usually moderate to very loud. Performing these duties will require physical ability to climb permanent and temporary stairs, use construction personnel hoists, climb ladders, and negotiate work areas under construction.
Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.
Performing this job will require the use of hands to fingers with the ability to handle or feel objects, sit, talk, and hear.
It will require the employee to stand, walk, climb, balance, stoop, and kneel. Occasionally, the employee may need to lift and / or move up to 50 pounds.
Travel to out-of-town projects is anticipated, so the successful candidate should possess a valid driver's license and a good driving record in accordance with our Driver Qualification Policy.
The candidate must pass pre-employment and random drug screens, as well as a background check.
