Chicago Loop (office-based); Travel as needed (~40–60%) Compensation & Benefits Competitive base salary ($175K- $215K DOE) Annual performance-based bonus 401(k) plan with employer match Comprehensive health and dental insurance Paid time off and holidays Position Overview The Director of Construction & Capital Projects will lead and oversee all renovation, redevelopment, and capital improvement initiatives across Clear Investment Group’s growing portfolio of distressed multifamily properties.This role will directly manage a team of Construction Project Managers and Project Management Associates, providing leadership, direction, and mentorship to ensure consistent execution, quality, and results across all projects.This is a high-impact leadership position that combines strategic oversight with hands-on project management expertise.The ideal candidate is a proactive leader who thrives in a dynamic, entrepreneurial environment and is committed to delivering operational excellence that drives both asset value and community transformation.Key Responsibilities Strategic Leadership & Oversight Lead all construction and capital project initiatives from due diligence through stabilization, ensuring alignment with asset management and investment strategies.Provide vision and direction for the Construction & Capital Projects department, setting clear objectives and KPIs for project delivery.Manage and mentor a team of Construction Project Managers and Project Management Associates, fostering a high-performance culture centered on accountability, collaboration, and continuous improvement.Establish and refine company-wide standards for construction execution, quality control, and cost efficiency.Collaborate with executive leadership on strategic planning, pipeline evaluation, and portfolio forecasting.Budgeting & Financial Management Develop and manage annual CapEx budgets across the portfolio; ensure accurate forecasting, cost tracking, and reporting.Oversee value-engineering efforts to maximize ROI and control construction costs without sacrificing quality or performance.Partner with Finance and Asset Management to track project performance and identify cost-saving opportunities.Team & Vendor Management Lead a high-performing construction team with multiple direct reports, including project managers and associates.Conduct regular one-on-one and team meetings to align priorities, provide feedback, and support professional development.Build and maintain strong relationships with contractors, architects, engineers, and consultants to ensure consistent delivery across markets.Negotiate and manage contracts to safeguard timelines, budgets, and quality standards.Project Execution & Risk Management Oversee the planning, scheduling, and delivery of multiple renovation and CapEx projects simultaneously across diverse markets.Identify project risks and proactively implement mitigation strategies.Ensure compliance with all relevant building codes, zoning laws, and safety regulations (including OSHA).Cross-Functional Collaboration Partner closely with acquisitions, property management, and asset management teams to ensure construction strategies align with investment goals.Provide construction expertise during acquisition due diligence to evaluate scope, risk, and cost.Serve as a key liaison between field operations and executive leadership.Quality Assurance & Reporting Implement consistent standards for quality, efficiency, and craftsmanship across all projects.Provide regular updates and performance reports to executive leadership and investors.Continuously improve processes through data-driven insights and post-project evaluations.Qualifications Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (required). 12 + years of experience in construction or capital project management, with at least 3 years in a leadership or director-level role.Proven success managing multiple direct reports, including project managers and project management support staff.Strong track record overseeing large-scale multifamily renovation or value-add projects.Deep understanding of construction methods, project budgeting, scheduling, and contract negotiation.Strong financial acumen with the ability to evaluate ROI and manage capital budgets.Excellent leadership, communication, and problem-solving skills.Proficiency with project management and ERP systems (e.g., Smartsheet, Yardi) and Microsoft Office Suite.Ability to travel regularly to project sites (approx. 40–60%).
