Lead Superintendent – Podium 300-Unit Multifamily

We are a top-tier multifamily developer / general contractor with a strong presence in Tennessee and across the Southeast. We are about to mobilize a premium 300-unit podium‐style multifamily residential project (cast‐in‐place podium over parking / garage below) in Nashville and are seeking a robust field leader to own site delivery from mobilisation through turnover.
Position Summary
The Lead Superintendent will be the on‐site field leader responsible for delivering the project safely, on schedule, on budget, and to the quality expectations of the Owner, Architect, and Construction team. The candidate will lead all field operations, coordinate trades and subcontractors, enforce safety & quality, and be the primary voice in the field for the contractor.
Key Responsibilities
- Lead day‐to‐day field operations for the project : site setup, mobilization, subcontractor scheduling, trade coordination, deliveries, logistics, and site housekeeping.
- Develop, monitor, and drive the field schedule in coordination with the Project Manager and Superintendent Team; identify recovery strategies when things deviate.
- Oversee the podium structure construction (super‐slab / parking podium / residential superstructure) and associated trades (concrete, framing, MEP, enclosure, finishes) in a 300-unit building context.
- Manage subcontractors : direct work crews, monitor performance, ensure scope adherence, manpower tracking, coordinate between trades, manage overlaps and handoffs.
- Enforce a strong safety culture : site OSHA compliance, company safety policies, toolbox talks, hazard recognition, safety inspections, incident tracking, corrective action.
Required Qualifications
Minimum 7+ years of Superintendent or Lead Superintendent experience in multifamily ground‐up / multistory construction, specifically podium‐type or similar wrap / parking podium developments. ZProven experience delivering large multifamily projects (approx. 300+ units or comparable $50M+ budgets) from start to finish.Ability to start ASAP and commit for the full duration of the project to completion.Preferred Qualifications
Prior experience working in Nashville / Tennessee market or Southeastern U.S. multifamily markets.Experience with union jurisdictions (if applicable) or familiarity with local craft labour market.Proficiency in cost control, change management, pay applications, subcontractor negotiations.Familiarity with LEED, IREM, or other multifamily standards (if project has sustainability focus).Experience with high‐end finishes or luxury multifamily residential environments (optional but a plus).
