Preconstruction Manager

We are seeking an experienced Preconstruction Manager to lead our preconstruction functions, including quantity takeoffs, cost estimating, value engineering, bid management, scheduling, and coordination with design consultants. This role is crucial in establishing accurate budgets, securing competitive pricing, and ensuring our construction teams are set up for success.

Responsibilities :

• Perform takeoffs from architectural, structural, and civil drawings.
• Develop bid packages and issue RFPs to subcontractors and suppliers.
• Review and analyze subcontractor and vendor bids, negotiate pricing, and prepare comparison reports.
• Award contracts and assist with subcontractor and vendor negotiations.
• Oversee and coordinate preconstruction meetings and design reviews.
• Collaborate with architects, engineers, and consultants to ensure coordinated and buildable construction documents.
• Monitor design changes for budget and schedule impact.
• Support development of detailed CPM construction schedules.
• Lead value engineering and cost optimization efforts.
• Maintain and expand subcontractor and vendor relationships.

Work Environment :

This role is primarily office-based in Chadds Ford, with a relocation to Wilmington planned in the coming months. Occasional visits to job sites are required. You will be working on projects ranging from $20 million to $100 million. Job Type & Location :

This is a permanent position based out of Wilmington, DE.

Pay and Benefits :

The pay range for this position is $100,000.00 - $150,000.00 / yr. Full benefits will go through during the interview process.
