BASIC FUNCTION
Meet or exceed the specific needs of the building owners, occupants and general public by ensuring proper systems operations through Energy Management System adjustments, preventive maintenance, and repairs.
MAJOR RESPONSIBILITIES / TASKS
1. Ensure proper cooling / heating operations.
2. Respond in timely and efficient manner to occupant work and repair requests.
3. Make HVAC adjustments.
4. Coordinate repair and maintenance work with contractors as needed.
5. Test emergency systems and perform inspections on a regular basis.
6. Maintain cooling towers, equipment and condenser water pumps.
7. Schedule testing and inspections of fire extinguishers, backflow preventers, chillers, generator, fire pump, fire alarm devices, smoke removal system, annual sequence testing, etc.
8. Perform preventative maintenance on all systems and make repairs as needed.
9. Perform other related duties as directed or required.
SUPERVISORY RESPONSIBILITY
No employee supervisory responsibility. Supervise vendors and contractors during testing, inspections, repairs and maintenance.
INDEPENDENCE / SUPERVISION RECEIVED
Duties performed in accordance with standard practices. Employee may be required to exercise judgement regarding sequence of work or which procedure to use, but any unusual or out-of-the ordinary situations are normally referred to supervisor.
GENERAL QUALIFICATION REQUIREMENTS
Knowledge and Experience : Requires concentrated understanding of a specialized area of knowledge normally acquired through four years of high school, plus vocational training and associate degree in related field and 5 to 7 years' experience. Must have a working understanding of commercial HVAC systems and equipment, their operation and experience using automated Energy Management Systems (EMS). Knowledge of word processing, data processing, Lotus or Excel. Commercial building type maintenance and operations experience preferred.
Skills and Abilities : Requires knowledge of HVAC, electrical systems and equipment repair, plumbing, fire systems, locksmithing, carpentry, weatherproofing, building security, water treatment, computer programing, PM programs, construction, etc. Must be able to plan a budget, work and negotiate with contractors. Knowledge of Energy Maintenance Systems. Ability to plan work, organize and prioritize. Must be flexible and able to deal with emergencies should they arise, including after-hours calls.
