The automotive markets Holman serves include fleet management and leasing; vehicle fabrication and upfitting; component manufacturing and productivity solutions; powertrain distribution and logistics services; commercial and personal insurance and risk management; and retail automotive sales as one of the largest privately owned dealership groups in the United States.
Principal Purpose of Position:
- Completes all routine maintenance and repairs to buildings, furniture and furniture systems.
- Coordinates facilities work and inspections with contractors and/or appropriate local authorities.
- Patrols interior and exterior of facilities to identify potential problems and take corrective action.
- Orders building maintenance supplies, janitorial supplies and lunchroom supplies.
- Maintains and updates facilities security system.
- Prepares special orders of furniture and furniture systems.
- Prepares all POs for facilities related items and contractors.
- Coordinates employee moves with IT and management.
- Negotiates contracts with vendors providing services to our facilities.
- Perform all other duties and special projects as assigned.
Know-how:
Must have a strong knowledge of building systems, including but not limited to Electrical, Plumbing, HVAC, Fire Protection, and General Maintenance. Must asset and evaluation of the facility's needs and make an informed decision as to whether a given repair can be handled inhouse or not. Must be able to clearly communicate repair requests to third party vendors and have a strong understanding of the billing. Must also be proficient with Microsoft Office suite.
Education and/or Training:
- Required: Highschool Diploma
- Preferred: Bachelor's Degree, Certification in HVAC, Electrical License, OSHA or other industry certifications.
Relevant Work Experience:
- Must have a strong mechanical background and have an intermediate knowledge of electrical, plumbing and HVAC systems, as well as carpentry.
- Must be knowledgeable of fire safety and security systems, OSHA and ADA regulations and have the ability to identify unsafe facility conditions is required.
- Must be able to use hand and power tools.
- Five years experience in facilities management is required.
Planning/Organizing/Managerial Knowledge:
- Must be able to handle multiple priorities.
- Must have basic knowledge of Microsoft Office including Outlook, Word and Excel.
Communicating & Influencing Skills:
- Must have excellent customer service skills and be able to communicate effectively with all levels of employees, management and vendors.
Problem Solving:
- Example: Selecting and sourcing new LED lighting fixtures and lamps to replace the existing fluorescent lighting.
- Example: Identify building deficiency and find solutions to better the problem. For example, a location may have inadequate site lighting and new lighting solution needs to be installed.
Other:
- Maintains the budget for construction projects and is responsible for comparing the budget versus actual project spend
- Manage vendor relationships and contracts
- Review and approve invoices for facilities maintenance
- Develop good preventative maintenance plan and provide annual budgets for each location
