GENERAL STATEMENT OF JOB

The individual in this position is responsible for performing, conducting, and completing thorough preventative maintenance on all heating, ventilation, refrigeration and air conditioning systems and equipment throughout the facilities owned by Henry County Public Schools.

SPECIFIC DUTIES AND RESPONSIBILITIES

Essential Functions :

  • Inspects, tests, cleans and completes minor repairs and / or adjustments of all types of HVAC equipment.
  • Completes visual and auditory inspections of equipment to assess function, including contractor pitting inspections, ampere monitoring and voltage inspections, equipment and bearing temperature inspections, pulley inspections, shaft end-play and shaft deflection inspections, etc.
  • Performs standard preventative maintenance tasks of various pieces of equipment in accordance with manufacturer’s standards, including filter changes, lubrication of bearings and related equipment, inspects / tightens electrical connections, checks refrigerant pressures.
  • Completes minor equipment adjustments and repairs, including, but not limited to, belt replacement / adjustment, alignment and set screw adjustment, chilled water and heating coil cleaning, evaporator and condensing coil cleaning on equipment, maintaining and treating condensate pans.
  • Identifies, evaluates, and makes recommendations related to equipment condition in order to prevent and / or minimize equipment failures and down time.
  • Completes preventative maintenance forms as provided, and prepares reports.
  • Conducts roof inspections.
  • Conducts routine maintenance on small engine devices.
  • Assists on special projects as may be identified by the Facilities Coordinator.
  • Complies with all applicable health and safety regulations, policies and established work practices.
  • Inspects and performs preventative maintenance on all assigned equipment; cleans and services equipment in the summer.
  • Assists with preventative maintenance programs for the entire facilities maintenance department.
  • Works with other maintenance staff, school officials, and staff to resolve maintenance problems.

Additional Duties :

Performs related tasks as required, including, but not limited to, assisting with any facilities maintenance trades.

MINIMUM EDUCATION AND TRAINING

  • High school diploma or equivalent.
  • Ability to follow oral and written instructions.
  • EPA refrigerant handling certification preferred but not required.
  • Valid Commonwealth of Virginia Driver’s License.

MINIMUM QUALIFICATIONS AND STANDARDS REQUIRED

Knowledge, Skills and Abilities :

  • Knowledge of the installation, maintenance, and repair of a wide variety of equipment.
  • Skill in effective communication, both verbally and in writing.
  • Ability to read wiring diagrams and follow installation and operation manuals, search resources for solutions and to work safely and efficiently with various types of equipment and tools.
  • Ability to present information clearly and concisely in verbal and written form.
  • Ability to maintain effective working relationships with other District employees and the general public.
  • Ability to work independently with minimal supervision.

Work is performed while standing, sitting and / or walking. Requires the ability to communicate effectively using speech, vision, and hearing.

Requires the use of hands for simple grasping and fine manipulations. Requires bending, squatting, crawling, climbing, reaching.

  • Manual Dexterity : Picking, pinching, typing, or otherwise working, primarily with fingers rather than with the whole hand as in handling.
  • Repetitive Motion : Substantial movements (motions) of the wrist, hands, and / or fingers.

Work Environment :

The worker is subject to environmental conditions and noise.
